At the moment many key material supply issues are outside builders' control. Its probably unreasonable to expect, and very unlikely you will recieve $40/working day liquidated damages, inadequate though it is compared with typical accomodation costs.

It has been 2 years since we requested the first tender from wisdom homes and our build still hasn’t started. I guess they have a pile of projects need to work on, their construction team just can not catch up…not sure whether other builders are better than wisdom homes.

I took 9 months in admin after signing and I thought that was ridiculous.

Think about twice if you want to build with wisdom homes.

Yes two years. We put the project on hold for about 3 months because of personal reason, but the whole admin process took about 20 months. It is just ridiculously slow…I just can not believe it, our first CSR left in the middle of the process and handed over to a new CSR…my impression is either they do not have enough people or the productivity is just low.

We requested the tender in Jan 2019, and signed the approval agreement in March or May 2019. It was so long ago, I just can not remember when it was signed, lol.
can you still lock your original base price or it has been increased?
Increased by a few thousand dollars, it was our fault to put the project on hold for about 3 months, so I can not really blame wisdom homes for that...but the admin process was very slow...

I paid initial deposit back in Dec 2020 and now waiting for CQ appointment. considering Covid lock down, plan change and flood report issues, we ends up with Tender #5, My project is also know down and rebuild.

Remember to do your homework before the CQ appointment, you need to make a lot of decisions and make sure you wont change them later. a few tips:

Reach out to the Managing Director to get it sorted out, I believe his details are in this forum. The CSR is obviously falling behind.

I found that there processes are broken as they do not allow work to be carried out in parallel, as well being understaffed and there seems to be a bit of turn around which causes delays to the entire process.

Our CSR was really good, but CQ delayed us as our consultant was clearly under the pump and it took 10 weeks just to get our first quote after our appointments.

I believe the delay is on them, they still need to meet the time frame started in the contract.

I've been given a 4-6 week timeframe for frame delivery.


This is definitely NOT the case. Unfortunately contracts are written in a way to protect the builder, in most cases.
I've recently had an email from Wisdom with the days they are claiming.
Wisdom will claim days for all of the following broad reasons;
"ADVERSE WEATHER"
"BEYOND CONTROL OF WISDOM"
"MATERIAL DELAY"
"WISDOM CONTRACTOR DELAY"

The delay of tour frames fits at least two of these categories as I see it.

Hi. Our build is going well and we are near completion. Just carpet to go in this week and a couple of other small things to finish off plus the driveway. What stage are you up to with your home. What size Manhattan are you building?

You may want to refer to your contract, it should contain a clause on Liquidated Damages, which tell you how much you can claim for damages in case the Builder incurs delay. You may also want to refer to the clauses on Building Period and Practical Completion. Alternatively, you may want to consider engaging a
specialist construction lawyer in Sydney who can give your contract a thorough read, and advise you on particular matters you might want to ask about.

Hey all, I got my frame delivered 24 days after the slab was poured so before the 4-6 week time frame they advised. Hopefully the rest of you have as much luck

Great!! Lucky you. Wondering if your building single or double storey?
Does anyone receive the following from Wisdom Homes? It seems Wisdom Homes changed their work practice...

"We will now be claiming 20% in lieu of 25% at stage 3. Where we will have completed all wall framing. At Stage 4 we will now claim 25% in lieu of 20% where brickwork and 1st floor roof trusses will be complete."
