Who else is building with Eden Brae?

I just paid them the site inspection - Soil test cost of $1400. Upon initial discussion, EB is throwing around 75K for site cost in various formats including extra site cost, Hydraulics, traffic management, permits and also BASIX (around 14K). I don't understand why this much for a level land. Will wait to see the outcome after the soil test

I'm new to this forum and planning to build with EBH. We have been recommended with Aria and going ahead with it. Anyone else building Aria? Apparently, it is a new design and there is no display home with this design.

Hi Bruce

EB said this model comes under Advantage series. All they showed me was the 24 item upgrade for $2999. Is essential package available for all series? There is no mention about the essential package even on their website. Am I missing something which I should ask them. BTW, do you know what essential package covers and the cost?

Im building Bristol28, even I was not presented with the essential package. I learnt abt that pakckage after going through the forum here. But nevrthless my total site costs came back to $44k. Thats standard sitecosts+additional h class +piering+additional site costs and includes the waste collection point, fencing etc. basix is extra. But from what I observed it just adds up to the dame essential package price (for the things i got that were mentioned in the essential package). So i did not complain. EBH is a bit clever I would say in this aspect, it doesnt matter which way you go they squeeze up the same cost from everyone. Any builder as a matter of fact. Its just my personal observation, I might be wrong though. But since you already paid for the soil test, I would suggest to hang in there until you see your tender pricing.

Hi. Tricky one. EB is charging me $7,000 for an acoustic report, acoustic treatment (if any findings in the report) and final acoustic certificate. Do you think it is worth getting wall insulation if this report could potentially find that I need it anyway? I have been quoted another $1,400 for acoustic insulation to all four bedrooms and the living areas. I am building in The Gables, Box Hill.

Cranbourne23, my site costs came to:

Site: $22,000
Additional site: $14,000
Council and other requirements: $20,000
Total = $56,000

And my house is on a level block with half a metee slope. The house itself is only 23 squares.

I noted Eden Brae is sending invoice even before the work is complete.. I can see the frames being installed (could be closer to completion) but I've got the frames invoice already. Is that how they usually do?

If you are using a bank for construction loan by the time they send a quantity surveyor to verify that the frame is completed it is just about the right timing so the funds for that stage can be released.

I got my external and colors selection quote. My entrace door pivot 1200mm wide is quoted $2000, is this upgrade price ? What my question is if i accept this quote of $2000 will I get a credit for the standard included door price?

Has anyone asked for all flooring to be finished at the same height? Pros/cons for this?
Is there an added cost?

Usually it's an upgrade price so no credit. Does it say 'in lieu of standard'?

If you are referring to the floor level height between living areas and the wet areas then there is a cost involved, for me EBH quoted $2500 back in 2015, I decided against going with it, I rather spend that money in getting something useful.

G'day All

I'm quite disappointed that no work happened on my build in the last 2 weeks. My SS said the bricklayer is caught up on another job so they'll do roof first but nothing happened in the first week. I chased him up the next week and asked him the plan/schedule for the week, he gave me dates but nothing really happened on those dates. Lost 2 weeks without any progress.

Have you experienced this type of delays? Is this just normal and am I freaking out?

Would love to hear what have you done or what would you do in this type of situation? eg.) Ask SS on the plan to catch up / sit tight expecting work to happen next week / just relax..
