Hi Aurora,

Found you all by google what a great place to get all info about Aurora, we are buying land in April release ???, as they say and are at exhausting stage of design selection, would greately appreciate guidence regarding query of garage setback of 5.5 meter at front design guideline. We had narrowed the choice to one design but it falls at 5.35 meter garage setback to brick wall of garage and 5.57 meter to garage door, so we have about difference of 150 mm to minimum requirement of Aurora, I had asked builder to check with Aurora the requirement as it could be from garage door then the design we love would be good to fit rather then paying $$$$ for 100 mm cut in floor design, thought rather than wait for reply ask the experienced people of forum, if any one had this close call in design, guidence would be highly appreciated

Would love to meet great people of Auroa and join ACA soon

Welcome to Forum FHBuyer. I am a new member just like you, and keenly following every post from community member, and listening to everyone's building experience. If you don't mind be asking, Which builder are you building with ? and when you say land is getting titled in April, will that be in Eyensberry release ?
We built with Zuccala and we can't praise them enough! We have had no major issues and the few little problems we had were fixed quickly. Even after we have been in the house nearly 12 months they are more than happy to help with any questions we have. From sales through to handover and even with after care, all the staff are wonderful!

well, i still willing to believe there are good and responsible people in burbank which is for sure...just that the responses they are showing at this stage and the works they have done is far from impressive, which to be serious i can't even figure out why? as these are all jobs that simply require 1 more move from your hand muscle to determine yes or no, thus i won't even call it "mistakes"...simply not attention to detail or pure slack if that is what happened?

anyway, i believe burbank are still one of the good builder...but like any others, black sheeps exist...

i am just waiting for their normal hours problem solving responses now...hope they do know how to treat their customer properly, otherwise not much choice left for me.

Hi everyone, been off the forum for a while due to all other things happening but anyway its great to see all the new members and discussions on Aurora! Would have loved to attend the recent AGM if time permited. Well done to everyone who did attend and drafted information for all of us.
My wife and i are very open to the idea of a social gathering (eg. bbq) or does anyone else have pets that needs socialising? We just welcomed an 8 week old Golden Retreiver pup into our family and in the process of house training her


Oh and did i mention we just moved in too! 5th of March to be exact and even after 4 days of cleaning and assembling furniture we are still only 50% finished! The past couple of weeks have been the most stressful time of my life, and we are still missing one ceiling fan, and a few items yet to be fixed. I don't think anyone will be here to fix them anytime soon though, might have to wait for the 3 month maintenance crew to turn up before things get done and by then my fix-list would have trippled in length!

We live along Feldgrau Rise so if anyone drives past say hello

i cleaned and still cleaning as well but seem the floor is forever dirty...then on and off discovered some chips on the door, window frame and bla bla bla...

Yes, I felt disappointed when I moved into my Beautiful New House and found little things that weren't as I expected or wanted. I still refuse to look closely at my brick work! However, I told myself that nothing is perfect, there will always be some things that aren't quite right and to try to figure out what's really important and what's less important. It just saves on the wear on my heart if I don't worry too much.
That's the only way to think about things when you put it all in perspective! ie;Japan,Christchurch & Brisbane!
I agree. My father always tell me he never even got his OWN ROOM until he was married! And those poor people in Japan, Brisbane and Christchurch who lost their homes, some lost everything.. It really does make us sound like big fat whingers


Although i have to say that its not wrong to demand an acceptable standard of workmanship when it comes to our new houses, however thats where it ends as it becomes too subjective. All they (the builders) would do is meet BCA standards and if we can't see something from a 1m or 1.5m away its not considered a defect for eg. and many things are allowed a certain degree of tolerance such as gaps in doors etc.. The BCA can actually be downloaded online if you do a search.

I built with Simonds btw, hope everyone else stresses less about the experience

This out of the topic we all are discussing at this moment. I wanted everyones opinion on what I am thinking. I have a corner lot and as per VU I cannot have any sort of fence at the corner and the front of the house but I think otherwise. As per me if I have a corner lot the I should be having strong, short metal fence/barrier which does not effect any sort of sunlight coming through or the looks of the area. The prime reason for me to believe in having these sort of barrier for a corner plot is a aspect of safety. As we all know the roads in our estate are too narrow. If there are cars parked then it is very difficult to drive in a low visibility a mix of all these conditions can sometimes lead a vehicle to run over the nature strip or worst come, land up in someones front yard.

A few days back I saw in the news about such an accident in which a ute landed in someones master bed room. These type of accidents can be only one in 1000's but I don't want to be that one. Please do let me know if what I am thinking is practical or I am being over protective.

Does anyone have any idea about the rule for fences as per the council. I have heard from a friend that as per Aurora too you can have fence under some conditions. But I need to find out the details. If anyone has any details in depth it would be of a good help to me.

I think your issue is a common one where the standard dimensions don't fit in with estate guidelines. The builders will usually accommodate the changes without charging too much. We are building with PD and had the same thing happen.
About the corner-block-fencing query, it used to be that certain restraints VicUrban put on buyers and builders only held for the first 12 months. That is, they could prevent you from painting your house an unusual colour or they could require back sheds to be only a certain height but all of these restrictions only applied for a year after you moved in. So it's possible that after that time you would only need to follow Council guidelines if you wanted to build a fence on a corner block.

It might be worth checking.
Hi this is an unsual question but for all those who have already moved into the Aurora estate has anyone had problems with mice? just wondering with all the building and open paddocks im sure there are field mice but i have a friend who has caught 3 in the last week in her home and i am terrified of mice

You are right. I have not moved in yet, but I have heard from current residents that there has been a problem of mice. The easiest way I can think of currently is a mice trap.

I would try and speak to someone in VU and get a detailed information. I would share with you all as soon as I hear something from them.
Maybe the solution to the mice problem is to get a cat? My cat is super effective at catching mice.
Regards to fencing, i recently got a copy of the Aurora fencing guidelines from the display village ladies as i was wondering if i am allowed to paint them, and what colour is allowed. Grab yourselves a copy, i am pretty sure there is a mention about corner block fencing, and anyone that wants a steel or concrete type fencing needs to be facing a main road or something along those lines. Its all in the guidelines, if i find it in my pile of rubbish i will look it up and post it here.
Btw can anyone recommend a good window cleaning product that will clean off hardened render, paint, mortar, dirt etc from the glass and aluminium?
