Anybody building at Googong ?

I am so over this waiting now... Starting to wish we just bought a ready made home in the burbs
I know it might just be around the corner but it has been such a long wait and I'm not feeling the happy vibes anymore


pretty much my sentiments exactly. We will be homeless in a couple of months, and I'm now starting to feel like we will be renting somewhere until after Christmas... so there goes our Christmas plans. And apparently all QCC's fault, though I fail to believe CIC anymore, it's not like they have actually bothered to tell us enough to make me trust them...

Cov you colour bond roof is going on, looks good.

On our block they did digging for putting piping in, presume they didn't hit any hard rock as I would have heard, more money if they did. They did hit some before but managed to get through it. Retaining wall starts Monday, apparently it would cost more doing after, as it is easier in the new build stage.

The block 3-4 blocks up from us obviously has rock as heavy equipment being used there today. - pagdia


Yep we're happy with all the colours. Hopefully they get us to lock up soon!

Just wanted to introduce myself. We're at the very beginning of the Googong process, just put down $1000 holding deposit for a house & land package. With Optima. Has anybody else here used them? Or have any tips for a Googong newbie?

Knowing that it could be close to 2.5 years realistically or worst case 3 years from deposit being put on the land to having a built house has to be some kind of record

Thanks Pantone! We're in 2a. Been a bit worrying looking at all the older comments here about all the settlement delays on the earlier releases but I hope whatever CIC's reasons were are beginning to be ironed out and it doesn't snowball onto other releases!!

Do you have any words of wisdom, having gone at least partway through the process yourself?
No words of wisdom unfortunately from me as I am a newbie to building and since we exchanged on the land we have just been playing the waiting game. If you were in a later stage I would say prepare to have a lot of patience but I think you probably won't have to wait too long now!
We are stage 2A too.
Another Update just came out.

2B fences should be removed tommorrow with services being ready late march, 1B and 2A is looking like 24th of march that will be fences removal with inspection a week beforehand. Still looking like mid april for services / registration

Went out the other night to googong (wednesday) and saw people leaving the pool (kids / parents) at around 6:30pm. So don't know what the go is with that and the pool opening hours.

Also managed to have a closer look at the oval in 2B see below:




on a sader note, we got told we need to change the layout of our house slightly, as council said we didn't have enough north facing light into our living area (we had no windows as the whole wall was a kitchen). Looks like it will now be a glass splashback and everything should be sorted.

We have already settled (2B) with the intention that our plans would have been out of council, but looks like it might be another week or two now. But eitherway whats done is done.

I agree with the people who have been waiting forever it does feel like forever. In the end this is the price you pay for being picky
thats how i look at it anyway, i would hate a pre-established house as things wouldn't be how i want them and as a result the suffering must happen.

Nice to see that many of the houses are coming along well and that people might be moving in soon!

I saw them as well swimming at about 4.30 so I went and asked, apparently it is a swim school that is hiring out the place made me mad seeing as they had to have people on the desk and I presume in the pool so why couldn't it be open for us. I hope they don't continue this as I want to be able to take my kids there after school and don't want to be bombarded by swim school lessons taking up most of the pool. It's not like its a huge pool after all once you get a few family's in there. I am going to ask Hayley about it next time I speak to her.

Welcome to the forum. Which street are you on? We're on Alchin st (2a)... I think you're the first on the forum building with optima. My words of wisdom... Check, check and check your plans and contract, know what you're getting...
To all fellow googonians, a quick update – spoke to a management office at CIC today (sorry can’t remember his name), firstly very apologetic regarding the delays and issues with the council.
It was great to know how serious and committed they were to the project and constant knock-backs from the council are not hindering their confidence in making Googong a place for the future.
They are meeting up with QCC probably tomorrow to iron out issues moving forward. They have had similar instances in other states including ACT but worked pretty well in the end. I completely agree about our frustrations but listening to him today did give some backing that our investment of time, money and patience will be worth in the near future so hang in there!!!

+1 on this one. It is worth taking the time to go in and look up your inclusions and fittings to see the price value and quality they are and check they are value for money. Also worth checking what you can do yourself after handover as that saves you money as you can often source it cheaper yourself and don't have to pay the builders mark up on it. (Which can be anywhere up to and over 25%)
Get everything in writing, don't rely on the builder's word for it as they lie or forget and then you have no proof. If they mention something over the phone confirm it with an email.. eg. As per our conversation today please confirm that we will definitely be getting that free upgrade on .... or such and such will be included in the price.
What's everyone's mobile coverage like out there? Mine is terrible.. Telstra ... I would have thought those new towers would have made it great.. Or are they not on yet?

That's quite interesting actually. I'd be interested to know if the lessons are being held every afternoon? I wouldn't be surprised if they are. The pool is being managed by the YMCA isn't it? They'll be out to make money! There is no benefit for them in members with a free club card using the pool, much more money in either renting out lane space or running their own swim school. If that's what they're doing already then don't hold your breath to go swimming between 4-7 in the afternoon anytime soon...

Enporched - Everyone is giving you advice, which is good. Check where you are actually getting all your flooring carpets/tiles, it may not be the whole floor erea and if your bathroom tiles are to ceiling or not. Are they providing landscaping or not, sure you have read about the $5,000 bond - pagdia (my 2 cents whole)

We get no reception with Vodafone except in one spot on blair street if you don't move
but my friend with optus gets full reception, hopefully the towers are not on yet or optus will be getting a few new customers

Building on extremely reactive soil

Building A New House

With that sort of soil type if you ask for a design to include piers then I would also include void formers. That way you should reduce the chances of settlement and heave.
