Wow jnkbids your house is really coming along!! I love the floor to wall titles! I wanted them too but never asked was worried how much it'd be!



Thanks.. I really loved the floor to wall tiles in the showrooms hence decided to get it.. looks like baked beans n toast for a while


happy news... my staircase finally got fixed and now looks the way it is supposed to ... with a minor change by me...


we had a issue with our stair case too!! funny how the stair cases are a huge deal to alot of people!! lucky we caught it early so all has been fixed!

bit bigger then your standard waldorf, we got the extra family room with guest bedroom, and the lounge room extended with the master upstairs extended, and the outdoor area length of the house extended all up 60 sqs. i know what i'll be doing most of the time!! cleaning!!! cant wait till color and inside start going up!!


If you don't mind what was the costs for the extra two rooms. I have chosen the games and family option and I got a quote without them the house was $409k I am terrified for the revised quotes.

the extra bedroom family room, and alfresco is $33,900.00 i believe its about $6 to 7 k less without the Alfresco. Plus you wont have the bathroom so hopefully alot less for you!

Anyone who hasn't yet sgined up and thinking about it!! Head down to Williams landing and see Esther, she has helped us over and beyond any sales consultant should!! Without Esther I don't think we would of got this far! She is amazing!! She Has great knowledge of the poter Davis range!
I couldn't recommend her enough!!

We still call past to check out the new Waldorf and say hi to Esther!!!

I just got back the quote 27k for the two rooms 13k for the alfresco.

I'm seriously thinking about comparing some custom builderd prices. At least then I can handpick my kitchen. I feel like absolute death so I'll give you a list of my extras tomorrow. I haven't added much but the dales rep sure did. The revised quote was a little over 450 but I found around 30k in stuff I didnt want.

Yup.. tstr1a is right.. there are other things like networking to ground floor, wiring home theatre, video intercoms etc etc.. can be really really hard to do after handover.

I haven't the slightest idea what split system is but it is now on my googling list.

Thing is I have next to no experience with building and the technical bits so I have a lot to learn. Hence why I refuse to sign the contract until I am comfortable that I know whats what. Interior design however I am all over that. Somrtimes I wish my partner was a tradie instead of a chef.
I'd suggest taking your floor plans to a heating and cooling place and asking them all about your options, particularly considering it's a double story.
A split system is a refrigerated cooling system that has an indoor unit which attaches to a wall (where the cool/hot air comes out) there is also an outdoor part to the unit. It's my understanding that post build these can be tricky to install on an interior wall, any exterior wall is generally fine provided there is the space.
Anything that requires wiring or drainage through the walls in the lower floor of a double story is really difficult if not impossible after frame stage.
So really think through things like heating, cooling, phone points, nbn, Internet cabling, theatre wiring, doorbell, power points, lighting locations, intercom systems etc.

I actually have a notebook I've carried to every meeting with PD and that I use to note things I see on here. You have given me another weeks worth of homework lol.

It's a touch hard as I don't drive and public transportation anywhere not the cbd is a nightmare but I'm getting there. These forums are absolutely amazing. Especially the things I forgot page. 90% of the stuff I didn't even know it existed and assumed came with the house. Like a doorbell.
BellaButterfly, the price they quoted you actually seems quite reasonable if it truly includes everything in the Greenvale display - I suspect it's leaving out allowances for something or other. The bad thing about double stories is that pretty much anything on the ground floor requiring going through walls/ceilings needs to be done as part of the build, also tiles need to be done "properly" in the wet areas - so can't just install the cheapest to get the occupancy certificate and rip them out and replace them after (we spent some time considering this option and it just wasn't cost effective and too risky). So your electricals and tiles will blow up your budget. If you look into custom build tell us how it compares - from what other people tell me it's about 50% more for the same level of upgrades.

its an exhausting process, where heating and cooling are concerned, we opted for evaporative cooling throughout and ducting heating (upgraded more economical model though) with the intention of adding a split system to the back external wall of the family room to use on those steamy humid days. It seemed to be a good option which balanced out the running costs and the install costs... It's pretty overwhelming at first, but I really found that speaking to specialist businesses who don't have a lot to gain from you really helped. Jump on the phone if you need to, email through plans if that helps.
But the best advice I can give is to take your time and ask questions of lots of informed people/businesses until you have a really clear understanding of those answers and how they will work for your needs.
This forum is fantastic, so is the things you forget one and the upgrade costs one is very helpful also.

Thats what we are doing!! porter davis do the ducte work down stairs but we will get two different units one for up and one for down, and then maybe a spilt system if needed in the family area for extra hot days!
im not a fan of spilt systems for the whole house they can cost alot to run! but happy as a add on extra to use here and there when needed to keep cool!!

I spoke to a small builder in Ballarat on the phone who "claims" his prices are comparable to porter davis so we shall see.

We also finally applied for financing and thanks to some savy austerity measures a few years back we will have more than enough for a custom build. The bank guy looked like he was in heaven when he saw our assets. So that means I can in theory afford 50% more but in practice I know me and I am morbidly cheap. I'd rather harass the beejesus out of PD and hopefully get my way than pay someone 50% more. If i did that I know I would be miserable in my own home no matter how beautiful it is.

We also got the contract for some land in Ballarat.... has a huge easement on it but according to PD and my Lawyers it is fine as all I wanted was a big backyard and there is nothing stopping me from using the easement as an area for children to play or a garden. So things are moving forward quickly now if we can get PD to give in to my wishes life would be awesome.

cant wait to start to see the inside come together, this seems to be a slow stage! and im sure the side will be even slower!!
frame stage was super quick tho!
hubbys going away for the month of june, and i must say im a little worried being left to make sure things are going as planed! and pick up any errors! its going to be so hard betime i finish work pick my daughter up then head down to the house!!
cant wait till were in tho, hopefully for my 30th birthday in october!!
