Concrete cracks in garage

Hi
Concrete in our garage cracked 4 months after we moved in, our builder came and inspected the property for the 12 months inspection and said there is nothing to worry about. As its only the size of hair not big enough to fit a coin in the gap. There are about 3 line cracks, each about ranging from 40cm to 120cm long. By building standards is the builder required to repair this? Please reply.

The hairline fractures that you mention are a result of shrinkage and will appear at some point in exposed concrete flooring regardless of how well prepared the foundation and soil is, or how well installed the concrete is. The builder will only repair if it is structural damage or as a result of unsound workmanship.

You can fill the gaps with some flexible resin, smooth and sand and then use some good quality concrete paint. That will tidy up the look of your garage too !

This sounds like a very typical reaction in a garage slab and nothing to worry about. However if you are concerned, download a copy of "The Standards and Tolerances Guide" from the Victorian Building Commission website. The publication is free and clearly states the limitations for cracking.
