Buying a soon to complete property

Hello all, I'm looking at property that's few weeks from completion, I'm concerned that they may install lower quality appliances if I proceed with the deal now. The builder was saying there will be stainless steel appliances and split air conditioning but wouldn't commit to a specific brand or model.

Is it common to exclude appliances from the sell, then buyer to shop for their own cook top, oven, range hood, dish washer, air conditioning, etc.?

The builder is going to install split air conditioning instead of ducted, would it be worthwhile paying extra to have a ducted system?
