Subdividing Land and Titles

Hi, I am looking for some advice as I can’t seem to find an answer on the internet.

If my wife and I were to buy a property with another couple of friends (4 total owners as tenants in common each with 25% share) and then subdivide the property creating two blocks of the exact same size and dimensions, which would assume equal value and no money changing hands.

Will we need to pay stamp duty if we have the new titles made out to each couple. Lot 1 in my wife and myself and lot 2 in my friend and his wife’s name?

Looking for people who have done this themselves, are professionals in the field or can reference real information from a credible source.

Land is located in WA
