Go vinyl planks. Only thing is they are quite thin, so, ou have to consider the height differential to other floorcoverings. Don't much like floating floors myself. Ash.

That explains why there is no fall. No floor waste sounds like a Melbourne thing. You can still lay a 14 mm mortar bed before laying the tiles.
