We used Karndean flooring in a previous house and it was fantastic. We replaced carpet and used the wide timber type boards. Easy to clean and look great.

Without a doubt I would go tiles. With kids I don't think carpet in my family would stay clean for long. It's also close tot he kitchen so I think tiles would be more practical
