Thanks! I spoke to the builder I'm not sure if this is all true but basically went along the lines of they considered all options and if I was to compact and fill it that it would cost $10K or so and potentially cause issues at the rear of the block (lower ground) and may introduce the need for reta...

Is this too low, what options do I have with regards to getting a higher slab for my building? Thanks. https://scontent-syd2-1.xx.fbcdn.net/v/t39.30808-6/435688870_10160244903807405_2087065894877692211_n.jpg?_nc_cat=101&ccb=1-7&_nc_sid=5f2048&_nc_ohc=tnssO7BK-EsAb5gYumH&_nc_ht=sconte...

Check your title for easements. Why would you want to move the pipe that is there for 50 years in dead space between buildings? The current tapping is on my neighbour but an easement exists, yes. Given he would be building with a very minimal gap though (15cm) wouldn't this be a problem for access ...

Hi, Wondering if anyone can offer an opinion/guidance. Our commercial warehouse built the in the late 60s's neighbour (vacant land) is building a mixed used complex abutting our property. As a result, we are required to move our fire hose/hydrant metal pipes which is in his space which is perhaps in...

We've moved into a double storey house, built I think early 2010s, probably 2013 I'm guessing. Unfortunately, the ensuite upstairs, bathroom upstairs and laundry (ground floor) all don't have floor waste pipes built in. I understand that for 99% of the time we are safe from flooding...the only real ...

So in Qld floor wastes are not required, hence the extra cost by builder. Dry floor wastes as you have described are acceptable. $4k is a crazy price for the supply of dry floor wastes but that's another issue. I am pretty sure its the same in VIC. When I worked at Metricon the VIC crew thought we ...

Hi All, Our Shower to Powder downstairs is windowless by design, something we have regretted over the 8 years or so since building it. Amateurs to building at the time and rushed through without due diligence and thought. It looks like the below. https://forum.homeone.com.au/u/41299_1552176091.jpg B...

Hi, So we have a family of 4 (wife, me 2 kids) as well as my folks and an aunty who stays over occasionally (say once every 2 weeks overnight for work). Having 2 bedrooms on the lower floor is a must but can't work out which is the better layout. We initially looked at the CH Granada 41 SQ plan, how...

Hi All, A very general question as I am assisting for a relative. We built with CH about 7 years ago so quite a while back, but how much have they changed in terms of being flexible on changing the floor plans? E.g. reversing the back half of a house's plans? Back then, we weren't aware of these op...

Thanks mate, We wanted an extra master bedroom. That's something we always had in mind so that was the first requirement we told every consultant we met as no standard design comes with 2 master bedrooms on upper level. Fortunately, our land size was big enough to cater for an extra bedroom so Roge...

Thanks Judder, It works out to 45 squares now. We only reversed the front coz we had to as per the land requirements. But pretty happy with how it worked out in the end. 2nd master bedroom design couldn't have been achievable without our sales consultant Roger Grant who was immensely helpful throug...

Hi, Looking for the best options. I don't want to get entangled legally speaking as in the long run it would probably be very expensive. So our neighbour has extended his bathroom against our boundary (zero lot extension). I had to agreed in writing and on plans they were never meant to encroach our...

Thanks. Could you clarify this bit as well? "If your site was cut and the tank was on the boundary, then you would have some cause for concern due to the tank's zone of influence." When we rebuild, the land was cut and filled. Do you mean this or do you mean if my land was lower than his??

Hmm thanks for the responses, but I'm not sure of what to do now. I'm kind of confused, the responses seem mixed saying some of my concerns are unfounded? I don't want to make it an overall huge issue but then I don't want to fork out for massive repairs down the track if something does go wrong? Fl...

The set back requirement is enforced on all new homes and they would constitute the vast majority of cases. Many other councils also stipulate those regulations on their websites. I would have made him aware of those indisputable facts to rebuff his learned 'opinion' and asked him why the council i...

I spoke to the council, they seem weak, the fella who picked up the call as umming and ahhing and it was like "oh the 500mm clearance of boundaries is not set in stone etc"...wtf? If you take up an issue with anyone, you have to know your facts, you cannot assume that someone on the other...
