The painters have their cheap set plans with most builders, once you step outside of the plan then they charge like wounded bulls. I was quoted $1000 to paint one of my rooms a different colour then the rest of the house. Needless to say I didn't accept the quote.

Looks great, one tip I have is the bathrooms, you can cut into the eaves and it wont cost a great deal of money. I think mine was about $1500 to cut into that wall so that gives you 45 or 60cm (depends on your eaves) more space in the bathroom. Well worth the investment.

It depends on which Franchise you build with. I built with GJ in NSW. They have an $/BLM allowance you can use. Ask them who installs the flooring, then go down to that store and they will know whats in your range. (Usually Choices or Carpet Court)

Mine was a smaller home, but was still about $4000 per increase (2400-2550 = $4k, 2400-2700 = $8k) not sure how reasonable that was, we only went 2550.

Welcome! I am building with GJs also, in country NSW. They have a great reputation here. Where abouts are you building? You'll find BR 2 and 3 aren't bad, maybe only use a double bed in there, as the 2.7 depth doesn't leave much to walk around, but you have so many living areas that you aren't refin...

Hi, just choosing hot water system- do I need to consider anything about the system to accommodate 2 showers with 7.5 litre/min showers on mixer taps? Will using the mixer result in a low flow and loss of hot water? Will two showers running at the same time cause problems? Looking at thermann 26L 6...
I believe it's illegal to have a shower set at higher than 50degree. Or so I am told!

I can't answer your question, but could you just get the builder to put a provision into your contract to install it, and you supply it? Saves the builders margin on the actual rangehood

Hard to tell, best bet is to talk to a builder. Fall is expensive in building and 2m is significant.700mm isn't. Probably only a few (2-4)thousand depending on other site factors.

Landscaping is not cheap, but always get 2 or 3 quotes for the same thing, you'll then know if it's reasonable or not.

I got pre-approval without any contracts sent through, no council, no HIA contract. You need the HIA contract for unconditional approval though, not council approval. My broker did all that. Thanks all. Plenty of ideas! We are looking at something like the Oslo 29 from Boutique homes that id 12.5m wide. https://www.boutiquehomes.com.au/home-design/oslo/ The blocks we are currently eyeing off are 17-18m wide. The garage is on the short side as that's the western side, on the open side we have a horizontal slat fence and greenery around it to give privacy but still look open.
