It really depends on the contractors they use. Building materials are very similar in price, if two builders use the exact same products, then the savings are generally in contractor costs. Youll find good and bad project builders, and good and bad custom builders They both use the same contractors...

I'd hate to see what you get for <$1000 sqm. It seems you already have plans? That will save a little but of money, but you'll end up paying roughly $1500sqm give or take depending on builder and quality of finish. Could be as low as like $1200 and as high as you could possibly imagine.

It's really hard to tell without knowing exactly how much room they have to play with. A common one is negotiating a fence or some landscaping into the quote for cheaper then you know it'd cost you after. That seems about what I thought it'd be, we never asked as it would just add into the confusion on where to spend the money, and we quite liked the classic façade, We built with GJ in NSW and built the Beachlands series. Almost complete now.

This kind of stuff really is personal preference. I have lived with Evaporative cooling most my life, and only a short part of my life with reverse cycle cooling. It'd take a lot more then $6000 for me to build with Evaporative cooling again.

I am a week from getting my keys with a GJ build in NSW. They might be different but I doubt it. Work on your contract date, and anything before that is a bonus. I wouldn't be asking or thinking about a date right now, it's too early to tell. A lot of factors can change it.

I think moving from WIR to standard Robes for bigger bedrooms is a good move. I found everything took a little bit longer then I expected pre-build, then on site it was quicker than anticipated. Goodluck with your build!
