It really depends on the contractors they use. Building materials are very similar in price, if two builders use the exact same products, then the savings are generally in contractor costs. Youll find good and bad project builders, and good and bad custom builders They both use the same contractors...

I'd hate to see what you get for <$1000 sqm. It seems you already have plans? That will save a little but of money, but you'll end up paying roughly $1500sqm give or take depending on builder and quality of finish. Could be as low as like $1200 and as high as you could possibly imagine.

It's really hard to tell without knowing exactly how much room they have to play with. A common one is negotiating a fence or some landscaping into the quote for cheaper then you know it'd cost you after. When I did mine, at the last minute we ended up with two civility sliders, tiling to the front ...

It's funny how things can get cheap quickly if you're about to walk away, you don't want to strangle too much though, because I guarantee there will be numerous variations before you finish building and they will always get their money one way or another! I don't have a thread on here, I have a priv...

I'd be going a Cavity Slider, there's room for it.

That seems about what I thought it'd be, we never asked as it would just add into the confusion on where to spend the money, and we quite liked the classic façade, We built with GJ in NSW and built the Beachlands series. Almost complete now.

I got my finance in June this year. It took a considerable amount of time to get final approval. 4 weeks or so.

Congratulations! The fun and frustrating parts about to start! You get to lay in bed at night wondering whether the wall colour is white enough, or whether you chose the right shade for your kitchen cabinet! I like the Façade, do you mind if I ask how much it was roughly to go from the classic to th...

This kind of stuff really is personal preference. I have lived with Evaporative cooling most my life, and only a short part of my life with reverse cycle cooling. It'd take a lot more then $6000 for me to build with Evaporative cooling again.

I am a week from getting my keys with a GJ build in NSW. They might be different but I doubt it. Youll get a silly electrical plan on paper (Mostly completely wrong and have random things you wont want or are impractical once the frame is up), which means nothing until the electrical rough-in stage ...

Essentially yes. They will Slab then frame, then roof/brick, then the Electrician will walk through the house with you and youll show him exactly where you want all your power points and downlights. Same with the Plumber, youll walk through with him and tell him where you want all your garden taps/s...

Things like power point locations are added in when you walk through with the electrician, just make sure your allocation is adequate for how many points you want in the house (Don't forget external powerpoints), the same with downlights. At this stage you will just have a number of Downlights and P...

Im no expert, but I'd let them try and fix it with their solution and if you're still not happy, then progress further.

Work on your contract date, and anything before that is a bonus. I wouldn't be asking or thinking about a date right now, it's too early to tell. A lot of factors can change it.

Congratulations!! Remember you have power before you sign! Make sure you have EVERYTHING added you think you want, including cavity sliders, tiling outdoor areas, façade. Some of these things can be thrown in cheaply to get you to sign the dotted line! I also found that with GJgardner that their sta...

I think moving from WIR to standard Robes for bigger bedrooms is a good move. I found everything took a little bit longer then I expected pre-build, then on site it was quicker than anticipated. Goodluck with your build!

Realistically? First time builder, it will probably take you 6-8 months of research before you start building, then 6-8 months build time depending on what you want built. Don't rush, look through every display home you can drive to. Remember you are in a position of power right until the minute you...
