If it's only 3 feet from road, then you don't really have to worry. Your block is relatively flat. Your builder should have no problem with it. If you really worry, a contour survey will give you more information on your block. But then 3 feet is less than 1m, so really should not be any problem.

My advice to you is that make sure you have more than enough for your budget in first place, ie:a comfortable zone of 5%~10% for the price you going to pay for the house + land as you can always assume something will pop up here and there where you will need the extra money for it. It may seems to be a small change, but then it is already 3-4weeks after contract. If they are quick on things, they might have the plans ready.So adding things like bathroom niches would not be something as easy as it seems.

I guess the noise and hard to construct next to apartments. Privacy is probably one of the issue with this block too. Unless the block can be developed to something like next door for investment, I would say no to live on a block surrounded by apartments. ::surprise::

I was in a real rush to get things settle and end up went through a broker which is very good. He find me a good deal with Homeside and end up only used 4 days to get pre-approval + 14 days for the settlement. I would definitely go thru them again next time for my construction loan.

I have a block in Bacchus Marsh that has a 3m rise over 30m - the slope doesn't look as bad as it is.
