Project builder makes all the profits on “upgrades”. Custom builder gives you a realistic price instead of bate price. End of the day project builder likely to be cheaper.

If you design your power lines properly, you may not even need to install additional data lines, just add few more outlets, so you could use power line adapters to transmit data over your power network, e.g. https://www.amazon.com/TP-Link-Powerline-Starter-TL-PA4026-KIT/dp/B010Q29KRK Powerline adap...

Old school huh. These days nobody uses Vic ash due to dimensional stability issues or lack there of. The standard for timber windows is western red cedar. Even though it’s a soft wood, cedar have unreal dimensional stability so you can open your windows all 4 seasons.

About 1-2mm. Dirt dust water can definitely get in. I can even see a little bit of what looks like support leg inside. Is that right?

Hi everyone Got a quick question. I have timber floor boards laid first with caesarstone island with waterfall plonked on top. Builder have left a small gap between the stone and the floor. The builder says they can caulk the gap if I want but they said they usually don’t do it as the caulk will get...

You will be fine. It’s AS standard. Even garage floor have a load rating of 250kg/m2 and your car won’t sink into earth.

They are reluctant to pass on any information to me. I asked for the structural plans and the builder told me to stop demanding Inofmrstiin from them. He told me to contact council to get them. The council wouldn't have them, its ridiculous. Get it from the building surveyor. They issue the buildin...

I would get a structural engineer to have a look. Could be slab heave. Do a baseline of your floor level. Get all copies of your foundation design and soil report ready.

Yeah solar thermal hot water and solar PV for electricity are 2 completely separate technologies. You need a DC capable conduit from roof space to switchboard for PV.

Oh Ok. I like sliding windows as in summer you can open them to let in fresh air. Totally personal choice. All good :) The alternative if you want best of both is casement windows but they are $$s. Make sure you get a conduit for future solar panel from roof to switchboard. Costs nothing but you wi...

The problem with sliding windows is you need to split your window into 2, fixed pane and a sliding pane which lets in less light. Awning windows is probably more popular since you can have one big piece of glass so you let in more light.

Thanks for your opinions arcadelt and TashPaul. I'm glad that there are others who have had flooring running parallel to the front door and have had no issues with it. I just thought it would look odd as every display home or interior design magazine has the flooring to running perpendicular to the...

The way mine was designed, agi pipe terminated to a silt pit, from the pit it is then directed to storm drain. It could be your builder haven’t put in the silt pit yet. The pipe in the photo doesn’t look like an agi pipe though. It’s usually a PVC pipe wrapped around by geo texture material.

Hi Kirashogun, I looked at the frame specifications. It says MGP10 Pine plates and MGP10 studs, with 950mm x 35mm nominal width studs at 600mm centres to be used for non load bearing walls. Ground floor load bearing walls to have studs at 450 maximum centres. - Is this good? We had no idea that we ...
90x45cm with 450 Centres is best. Looks like they went with more economical 90x35cm @ 600mm for all non load bearing wa...

Hi Kirashogun, Isn’t using foam cladding used as a standard by all builders? Do they mention what type of cladding will be used? There is nothing in our tender. The frame is mentioned - MPG 10, 90mm x 45mm pine frames. I would think all builders would have to adhere to the same standards as regulat...
