Our commissions have always been around the 2% but with added incentives if they reached certain prices. So if they got 550k they would get 2% if they got 575k it would go to 3% or something like that. We just negiotiate the commission always. If we sold this house we are in now, I would not work of...

Please don't make the mistake of thinking you will "likely" get permission to build on land zoned township. I would hazard a guess that if it is 5 acres and zoned township that there is not actually much of a township there, and that there definitely wouldn't be any sewerage available. On...
