Quick update. Glazing, front render, bath and laundry sink are in, still waiting on doors for lockup. http://images.tapatalk-cdn.com/15/04/17/3ed11b42a972f9457bb915856bbd5174.jpg http://images.tapatalk-cdn.com/15/04/17/3b96751cf20b6f0162ed35bc4575ecc7.jpg http://images.tapatalk-cdn.com/15/04/17/2aa7...

I spoke with the SS today, and we should have lockup tomorrow!!! Considering we were expecting next Friday and that was before the rain delayed things, I am stoked that things have been brought forward. I dropped by this arvo, the white plaster had been completed and the doors and materials for shel...

Things are really flying now. Ceilings were competed over the long weekend and half of the white plaster was in today. The current estimate is lockup by Friday, possibly early next week as things were delayed slightly last week with the rain. http://images.tapatalk-cdn.com/15/04/13/fbb9e9377ec6cf0b5...

I should note that our consultant was on a fixed commission per sale, so the final value of the house was unimportant to him. A consultant on a percentage commission is more likely to encourage more inclusions.

Our sales consultant told us not to go for air con (or downlights) with them because all they would do is get someone like Ford and doonan in, add on the builders margin and give us a 3 year warranty instead of the 5 years you can get from the manufacturer. Unless there is a deal with the builder th...

Time seems to fly when you aren't in the state to check on progress every day! I have been working over in Sydney for a couple of weeks on and off, and we are nearly at lockup, which means from the laying of the first brick to lockup took approx 60 days, which I am pretty happy about. A couple of ph...

Generally the cheaper range builders pile up the work load of the ss and force the cl as a go between. Most of the premium builders will allow direct ss communication. At the end of the day we get what we pay for.

One of the houses near me seemed to take about 3 weeks for tiling (although there were some other small jobs done like internal doors during the wait). I am wondering if there is a industry shortage at the moment?

The place that is running about 1 week ahead of me had external render, plaster float and glazing finished last week. Unless I am mistaken they only have ceilings, plaster set and entry doors until they are at lock up... At the speed its going, I would estimate 2-3 weeks until I am there.

Couch in the theatre will be next to the bed 2 wall. I will actually increase this space by another 400mm (200mm theatre) and 200mm bed 2 to make it a decent size bedroom (2.8m was cutting it a bit short!) this will increase the alfresco another 400mm but I was also planning of extending bed 4 agai...

I am looking at installing a rainwater tank to run my irrigation from, however I would like some advice on how to make the water flow into the tank. I have somewhere in the vicinity of 8-10 down pipes around the house and would like to redirect the flow from these into the tank for the best capture ...

My three pieces of advice: 1. See an accountant NOW - There are a range of CGT issues depending on how long you are in the property for, and you should look very closely at the difference between redraw and offset for a loan which is going to convert into an investment loan to ensure you get the bes...

One thing I would consider is where the couch is going in the Theatre. In the latest plan, if the projector screen is on the Bed 2 wall, as you walk in to the room you are hitting the end of the couch. This would decrease the length of couch you could fit in the space (although its a pretty wide roo...

I'd like to see a breakdown of the retic costs at that price. It seems strange that the retic is costing more than the turf (which is normally around $9-12/sqm). From Bunnings you can get Poly Pipe for about $1/m and pop up sprinklers for about $5/ea. So dependant on whether the quote includes solen...

It's been a little while since I posted an update, mainly because my phone was broken so I wasn't able to get any decent photos, but also because a lot happens, but the visual changes aren't overly exciting. As you can see below, the roof frame is on, and the plumbing, electrical and guttering has b...

So I sent an email to the client liaison to see when the roof frame will be delivered... Turns out I am now onto my third SS, and back to the original CLO I had (we changed CLO when we had the second SS). I really liked the previous SS and CLO, but I don't rate the one I have gone back to :(. On the...
