Re: Progress payment with the builder - to hold off
Building A New House

Depends on what your contract says but if anything like the standard one, you have to keep up to date on payments. Payment does not mean acceptance of the work. So if you have defects you want fixed, withholding payment isn't the best action. Some might get fixed later, like at framing stage I know ...

Sorry to hear about the problems, what are they going to do about the bench heights? What is the tolerance on those.. its almost the bench thickness difference. Also, I can't see your photos here. edit: I just saw your google photo link and had a look through there and saw your bench photos. I also ...

That screen might be a different wood which could explain the colour, but obviously the expectation is to match colours and not use the same stain on both. Although if you have chosen the lightest one, Im not sure how they could lighten the screen. Hope you track down your second controller.. they a...

I thought bedrooms were treated different than common living areas, but anyway if the council has said it needs something to give the neighbors some privacy, maybe you can put in a privacy screen over the bottom part of the window and keep the top clear to allow full light in.

Its true that they should be away from the ground so you can see if termites have made a mudbridge into the wall cavity, but by having them partially covered it may also channel water into the wall cavity, stop the cavity from properly draining/drying out and also block ventilation.

I can't find one either! Is the left wall long enough to be measured for bowing? The only reference I've found is from a 2002 NSW Joint select committee on the quality of buildings that notes a complaint that it is not specified. Time enough for 2 revisions by Standards Australia and plenty by the B...

The floor boards look great.. thats a huge area! Pity the S/S isn't on top of the shower area and that it has to get redone. I wonder if they'd pick up the error on their own. Not good news about the aircon, I think they place orders just before it's needed, so don't know knw whats going to happen w...

Ah thats excellent and makes it easy to check. Mixed size packers and they're less than $5. I see a 2m spirit level is $180 and a 2m straight edge is $43. You could use that with a Bosch rangefinder that also has a spirit level feature. As you said the SS should have this stuff.

If you are building a 2 storey house and have an alfresco with its own roof, the slope on the alfresco roof means that what would normally be a weatherproof external wall on the upper floor now has a roof void against it. So they are saying they install R1.5 in that wall section that the roof void c...

Do you have any pre lining photos of the ceiling of the shower area? One of the reason Rawson has added bulkheads was due to plumbing/fall of lines etc. Something that only becames apparent to them during the build. That bathroom wall with insulation is an external wall correct? Any idea on an inter...

Wow.. thats coming along.. you are almost there!
