Your house is looking great from the photo. It's a pity to hear about your issues and disappointing that they didn't pick up themselves, as that is part of what the premium paid to them is all about. I'd imagine the expansion joints aren't optional..

Hi Wild, I don't think its a problem to have two steps, it may mean you have a higher ceiling in the garage which I think is handy.

Hi g33kerb0t, I had a quick look at your build thread, so it seems your land might not be titled yet, so do you not have a site plan with ground levels? I would also presume they mean its a step down into the garage from the house, but not below the finished ground level.

I'd just like to thanks to you all for the information as well as its something we'll have to consider soon too. Do they give you an idea on how long it will take? I thought a couple of days but I've seen one recently take over a week. Also, what about the temporary fencing around the property?

but it seems Kunder is saying from the outside you don't see the face side, although the photos look like the inside of the walls.. I agree the inside walls of the garage would normally not show the face side.

Awesome, thanks that does seem pretty reasonable and less scary. I just got the Austral retail pricelist and the rawson standard bricks range from $1454-$1597/1000 and the Symmetry range are $1850/1000. I'd just get a hacksaw and cut off the broken part of the railing, then the silver and cap part will slip off. Looks like you'll have to do that to remove the others as well. I'd cut them as opposed to using a hammer so you don't pull the screws out of the wall.

This is pure rumour, but I hear they are having a major promotion for their birthday. I'm led to believe it's coming out in early June maybe. In that case, I will wait until June before I head back to Rawson. :) Yeah they've released their special. $9990 for $70k or $25,990 for $94,651!

I know it was recently around $5k for a Balmoral brick to the first floor, so yours seems in the ballpark. Aside from the extra bricks, on the Balmoral at least, it includes the addition of steel beams to support the new brickwork.
