We are fhb and spent about $2g on legals. Worth it though. We hadn't budgeted quite that much but after having a settlement go sour and trying to get shafted by an agent we wouldn't go without one.

It's tough we too were thinking of doing the same but ended up doing our own as if the company drives past and sees that it looks similar they could do you not just for copyright but can the do builder for compensation for losing a contract. But this is here say. :)

We have a sloping block in qld with about a 3m fall over the building envelope. All inclusive were are coming in at $1200 a sm all inclusive. We were hoping for less but we want rectified tiles, nice carpet, high ceiling, ducted airconditioning also includes 44sm timber deck and 20m retaining wall.

I would suggest cavity sliders to the mud room and storage room. Also our ensuite has a partition/ half wall between the vanity and toilet which I quite like. Possibly a built in cupboard in the kids room for their crap. I quite like the design. :)

Hubby is Painter. He said strip the whole door back to bare timber. Then use a cabots pine stain varnish (oil based). Apply with Brush or foam roller. Apply two coats allowing adequate time for each coat to dry. The problem is you used a natural which gives a wet timber look.

You can get an approx 6m door that opens from the centre. So fixed on each end and 4 that slide and id that's not big enough you can add an additional fixed panel at an end. I have found them a bit heavy but I tend to grab each panel to close not just by the hand iykwim. http://gjames.com/doors/slid...

I would go one in lounge area. Not in the kitchen as they get greasy. Maybe one over the dining. I would go bigger.

I would go for 1200 deep makes it a bit easier to clean from one side. I think 1500 will be too big imo

I would go an extra in the kitchen bench and one under your island bench on the right hidden under the over hang. You can never have enough power points in the kitchen. Also one next the couch for charging phone laptops etc.love the broom cupboard idea.

You could alternatively step out part of the media room and bed 4 to create a jut out incorporating the entry portico.. Thanks guys I was only thinking last night about stepping out the media to incorporate it in the portico. I'm in qld is the a minimum roof pitch? Looking at changing media room windows to two 0618 one on top of each other and adding weathertex to the media room.
