Also worth remembering that allowing for the wardrobe (usually 700mm depth) the usable floorspace of bedroom 3 will actually be 2800 x 2700. So very small. I suggest you look at the rooms of the house you are currently living in, what furniture is in that space and then consider what your needs are ...

Tallboys have a different purpose to hanging wardrobes in that they have drawers as well as a surface area for storage and display of personal items. (One of my sons has a large screen tv sitting on his.) If you are serious about renting these rooms out I would have thought a tenant would need this ...

Bedroom 3 would take a double bed and 2 bedside tables if located on the wall shown on your floorplan. A QS bed (2030x1525) would be too large. Also Bedroom 3 would not have sufficient space for a chest of drawers on the opposite wall to the bed, it would be far too tight to allow a person to comfor...

It is a relatively small house so maximising storage is key, and thinking about furniture size and placement in each room is really important. A few suggestions.... - by reducing the depth of the walk in pantry you could then increase the size of the dining room which is currently a bit too small fo...

You mention that furniture placement within your design is not to scale, my suggestion is that you do take the time to do that so you can be assured of having enough space in each room to meet your needs. The family / dining space will presumably be the area used most and you may find that the lengt...

You could have the window fitted with Low-E glass. We had this glass fitted to one set of our 5m wide sliding doors for an additional $1,100. “ Low-e glass stands for low emissivity glass. This glass varies from normal clear glass in that one side of the glass has a special metal coating, technicall...

Moving the window is preferable to planting a tall tree, such as the pine you mentioned, on a small block. If your bed is also being located on the northern wall, change the style of the window to two narrow floor to ceiling windows, one either side of the bed.

Statesman Homes in SA, a large builder who seemingly no longer offer exposed brick walling internal to the home. No reason given, they just don’t do it. Disappointing. I’m sure it looks amazing, our builder didn’t allow us to have one in our house, so that was disappointing. Your house looks lovely, congratulations to you.

If your driveway is 51m long this will incur additional costs for utilities including water and sewage. When you speak to builders make sure they give you an estimated cost for these. Our driveway is 35m long, based on the builders advice $6,700 was added to the construction contract to cover the ad...

Have you talked to the planning department of your local council? Suggest you do that before committing to a design....eg a two storey may not be permitted on that site. We built our new house on a 900sqm battle axe block but our council stipulated a minimum area had to be left as garden / open spac...

A few suggestions: 1. Your corridors will have no natural light, suggest you add in a skylight in ceiling between bed 2 and WC. 2. Agree with above comment, put a wall mounted hand basin/vanity into WC with door opening outwards. We did this and works perfectly, avoiding need for visitors to use the...

If you are seriously considering purchasing that land, then my advice is to ring the planning department of that council for clarification, or better still, go in and speak to someone in person.

Hi, we are very pleased with the product and looks great in our house. Cost was $67 per sqm installed, using a pressure adhesive. I understand this is a lot cheaper than forumites are getting quoted in the eastern states, but we live in Adelaide and seems it’s not as expensive here.

Our gap is actually 1100 and we had found it absolutely fine until we had to move out our French door fridge to put down the flooring, and it was a little tight manoeuvring the fridge out of the alcove when the island is directly in front. Any gap 1200 or over would be great, although as others have...
