I also have my home loan with CBA and got the insurance from them as well. I have taken the Wealth Package and this gives me discounts on insurance taken from CBA. I'll be paying my insurance premiums monthly. Why not ask for a quote from CBA and tell them that you're going to pay the premiums on a ...

After a furious exchange of e-mails with my CSO and after discussing the issue with the Site Supervisor the vanity basins have finally been installed. The issue was escalated to the Construction Manager and they managed to get stocks from a different supplier with ours getting high priority. I guess...

Thanks for all your replies. I will contact my builder tomorrow and ask if they can install our own basin or if we can upgrade to something better, we don't care as long as there'll be no more delays in the construction. What I'm furious about is that Simonds didn't offer any alternative. They just ...

I was suppossed to have my initial inspection done on 3rd April but then it was moved indefinitely because according to Simonds, the supplier of their vanity basins are facing some delays, thus Simonds is unable to do the plumbing fit off. We've chosen the overbench basin from Caroma/Stylus - http:/...

Ask your contact at the bank how they prefer to do it. We went through CBA and they weren't interested in doing a final inspection, just wanted the occupancy certificate and proof of insurance. They still managed to turn the simple task of picking up a pre-arranged cheque from our local branch into...

Hi Folks, Just wanted to ask about the settlment process for newly built home. We received the final Invoice Statement from the builder. Our PCI is on 3rd of April and according to CBA, they need to do the final valuation as well. Should I ask CBA to be there as well during PCI inspection, or should...

Just wanted to ask how do banks conduct their valuation before settlement of a newly constructed home. They have done the valuation before construction started and we've signed the home loan documents based on that. Now that the house is almost finished, they need to conduct another valuation before...

CBA told me that during construction they will inspect and do valuations at all the payment stages before handing over the $$ to the builder. In my case, we already own the land, and the loan won't be more than the land alone is worth, so in our case they WILL loan us what we need, but they'll stil...

We have visited our worksite early Saturday morning and met the painters. They seem nice. There was a minor error though with the feature wall, the wrong side of Bedroom 1 and Lounge was painted. We showed them where we wanted the feature paint to be and they said they will correct it accordingly on...

I wonder if Gary Simonds and family are really aware of just how poor the service and standards of their company really are. I'm sure he does, since there are lots of customer sent him their "piece of mind" via emails and mails. But of course his care factor is equal to 0, any company that have a l...

we're now on the final stage with S*monds. throughout all of these times everything was fine except for two things, the electrical and sound system additions were not included. the issue is that we requested this through our CSO since late December and after a series of e-mails and follow-ups, he ha...

hi edgevine, hope your problem with the bank gets resolved soon. i know someone who's 1st progress claim payment was delayed for 3 weeks because the Lending Manager set the loan up wrongly and they were penalized. perhaps you can ask for an extension from your builder. good luck.

Land got settled recently. I told CBA that I will be building soon and they have ordered a valuation of the Land + House. Land valuation came up $9K higher than the previous one and they also gave 100% value to the construction costs. They're giving me 95% LVR which means I just need to come up with...

I wouldn't think that the CBA would do that without secondary security? The bank will also combine the land value and the projected value of the home at completion to ascertain the amount they will then lend you. If either the land or the building comes in at a lower valuation then that normally wo...

hi guys, just wondering if anyone had a 100% construction loan with CBA? i'm about to settle my land (95% finance) and was hoping that i could get a 100% construction loan as i didn't get 100% valuation on the land, which meant that for the land, I had to fork out the difference between the selling ...

Thanks for the welcomes! We've got a stage 28 land. When we drove through the estate a few weeks ago the roads were ready and there were street lights. To my (untrained) eyes everything looks ready. I think I'm just really eager for the building to start! :) I've also noticed there aren't many peop...
