When you order the doors ensure they have tracks for security doors. That's what I did on mine. Or you can do retractable as above but no security to them.

why do you have to ask for permission to build on boundary? I was under impression that you could do that on the garage side. What regulation is builder asking for permission?

They look like different tiles and might not be the exact size. If that's the case few mm out in each tile adds up. Measure the tiles and see if the two match up But I would be asking the question from your site supervisor.

The way the door opens in your Ensuite toilet, either make it opening the other way or a sliding door. Looking at it, swings to the toilet. Same as others WIL you can utilise that space better - whether garage or Living Just a thought to put in sliding glass door between entry and Family/meals so ab...

I would not even bother going down the consent. Bellow is straight from the Building reg: (3) The following may encroach into the setback distance required by subregulation (1) or (2) by not more than 2·5m— (a) porches, verandahs and pergolas that have a maximum height of less than 3·6m above natura...

The Balcony counts as the front setback so should be 4.4 I am just building a double storey and due to the balcony I had to set my house back further then I wanted. The Building surveyor should know this its their job! Mid point by above is 4.2 so I would bring these points up with the surveyor.

Would have been good to actually read the post and not assume we were talking about the ground level. Building Regulation 419 deals with Overlooking Way around it is if you get permission from the neighbours (which very unlikely to happen)

Ask the builder to advise which building or council regulation states that windows need privacy screens on bottom level? Get him to show you the standard and how it is applied in your case. I understand with double storey homes and overlooking but not on ground level.

Invis does look good but the lip is very minimal 5mm. My sparkie is not willing to install that type of light. No room for error. The light is very similar to premium Titanium down light. I'm with you I don't like flat wide beams. But the wattsaver is not wide beam its 60 degrees from specs.
