If you going to have the living/kitchen on ground floor, I suggest 2.7m ceiling. I think you probably looking at a few thousand dollar depends on the size of your house.

The builder say the cost goes to the chemical that require to clean the brick after building as with flauh brick, it mortor somtimes make the bricks quite messey and they need to buy some type of chemcial to clean it.

Yeah, the block we have is not in any new estate , so we didn't have to meet any requirement for the size of the eave, except we have to satisfy the local council when it comes Development Application. We belong to Redland City Council (south east of queensland), but in order to get our plan through, the builder suggest to go with the Queensland's code - which mean the eave is part of the house when it comes to set back (but they will accept smaller set back). I will double check with the council....

The block is about 12.5m wide, 45.278m depth. Its 558m2 size of block which is larger than 500m2. We are a standard lot with a narrow frontage. We will meet the council people later this week and will let you know their feedback.

How depth is your house. I guess you will need to have your garage at the front of the house? why don't you try ownit homes http://www.ownithomes.com.au/ We currently building with them, they have very good design and inclusion as well as flexiable to change things around to suit your need. We had to cut our house by about 20 sqm. We are paying about $780 per sqm, but instead we only getting back at $350 per sqm. Is this fair? the builder claim to deduct off GST and labour, but when we ask to add new thing, they charge a full price!

Yeah I agreed. We managed to get a couple of things in lieu of the changes instead (extension of the Media room) at the end of the day, we are happy with the plan and we happy they allow us to make the changes (not like some big project builder).

This is our block which has a 'H' Class. :( We also have some rocks and still waiting for our builder's cost on the extra piers The neighbor has a bore because of the water underneath the rocks, which mean more likely we have similar rocks in our block, the water taste beautiful though.
