I know as a landlord I have tried to keep the rates down as possible when compared to the market rates due to the tenants being there for a long time. Average rates in the area are $350 a week for the same property (recently renovated), but I have it out for $300. 8kms from the city in a quite neigh...

I heard on the radio that it was coming back more in the inner Melb surburbs then the outer. Theory being that people are more reluctant to carry ""huge"" mortgages and looking to move further out for a more affordable home. Perhaps people are choosing to have smaller mortgages so they can afford better schools???? I think private schools in general are experiencing huge demand at the moment ...... :? :? We were in a position of 120k cash reserve, no mortgage (Jul 07). Then we said we would upgrade the house by building another one. While we were doing that we should also buy a small rental property (<$250k) to payoff while we were waiting for the house to be completed. Short/no so short story later...

Current house.. 5 adults, 2 children. Current amenities.. 1 bathtub, 1 shower, 1 toilet. Current cleaning duties.. minimal. Current state of mind.. no problems. 1 bathroom per person is just crazy talk! I would think 1 bathroom being used by that many people (thinking one shower each per day) would...

I think a lot of people are spending more than the land price on their house (with landscaping, retaining walls, etc). Lets say in QLD the average block costs around $200,000. $200K doesn't buy much of a house when you include your driveway, fencing, landscaping, patio, etc.... Considering most peo...
Considering most people are now building out in the estates at about 150-200k for a block, with MacMansions at 250-300k...

The bi-fold doors seen at so many of PD's double storey display homes (especially the Brookvales) have been quoted at 15-18k. Apparently for engineering issues to restructure the roof.

It looks like PD have a whole host of new designs out - some with simliar arrangements, and two completely new Doubles (Roland and Marriot). The Wentworth series of homes seems to have been retired, and replaced with the Marriot. I wonder if the Cremone will be replaced with the Roland - probably no...

The Churchill is a reasonable looking layout. Lots of wasted space though. Paying big dollars for useless corridors. I personally think that the PD design of the separated bedroom/living area is going the way of M. I know they have a couple of designs where they show a distiction between the living...

What they've done is increased the size of the family room at the expense of the alfresco, which is now so small that they call it a verandah! No doubt this will compel customers to either go for a costly alfresco extension, or look at other (more expensive) designs. I think they did this to avoid ...
