What ever the plans say is what it should be. There should be a dimension on the plan. If not there will be a FFL (Finished Floor Level) and a FCL (Finished Ceiling Level) . I dont think there will be much of a difference in cost if any for a residential home. A few beams may be eliminated or reduced but I doubt it. Luckily you dont have S type.
