Also longer studs, bracing, bulk heads and transport for frames will add to cost. Working higher, might incur additional costs.

Stumps vs slab has nothing to do with the windows when it gets to BASIX. But what you would need to do is to consider some sort of floor insulation. It does have something to do with basix. The thermal component of the certificate has two parts, heating and cooling. And this is to do with thermal s...

I agree with you. The problem is that you can no longer specify your insulation requirements using the online tool to compensate for the loss or gain in the thermal sections. This can only by someone who uses a nathers approved program in which you need to pay 500 dollars to get a certificate for th...

I dominoed all the external architraves so they won't move apart, I want to do the internal architraves with something other then the traditional Shelley's pva and cross nail that the local builder and carpenters do, so any ideas other then using a 4mm domino. It's harder because these are mitred an...

Yeah, I'm pretty sure that I will have movement. I've built on piers on black soil. Plus timber is a natural product that moves with moisture. If I can keep maintenance to minimum by doing a better joint now that's what I would like.

I do like the CA glue and activator idea but like you said, working time in non existent. I use the sika PU glue but it needs to be clamped firm. I had a joint move because it was not restrained so that's its limitation I suppose. Have you seen the PUR 3000 type. It looks like the best of both world...

Plasterboard $25m2 this is the actual plasterboard not floor space. That's supply, install and finish. $8 a linear metre for squareset. Roofing is $75m2 for steel colorbond and $50 a linear metre for guttering. Inc down pipes supply and install. This is in the Hunter Valley.

I am not in the industry but I have just had to deal with basix certification. I tried the online assessment but as you might have seen the rules have changed somewhat. So my suggestion is to find an energy consultant. Actually it’s all you can do. Looking to pay 650 to get one done.

Gees moudzj, you sound like a filthy tyrant builder who doesn't like standards or customers with expectations. Pretty stupid to say you couldn't make a dead straight wall square and plumb with nothing but lvl. Suppose you or your crew or the places you have worked are full of hacks. To the OP, put a...

The only non traditional item I have in the bedrooms is a 1400mm high built out section that houses a hidden powerpoint. Supplies a power for a charger and a AI assistant box thing.

Possibly the hinges in the tall cabinet are not the concealed type. They allow the door to open in the area of the cabinet and not imped outside the carcass.

Your builder will worry about the detail with the engineering. No builders are not interested in this. They make bulk money from screwing down sub contractors and keeping prying eyes off the quality of work in each stage. It really depends what you are after. A cookie cutter house is cheap. Start adding chocolate chips and sprinkles and it will cost you hundred...

I don't think it's unrealistic. Builders are not interested in missing out on margins gained by making other trades do the work. After lockup it's all cream.

So if the OP does have a frank chat to their builder and work out a compromise is it still no guarantee that they will not go insolvent or finish off the build. I do not envy your position.

Whilst I appreciate builders might go to the wall, how long have we been paying the 25% margin plus variations it doesn't sit well that all of a sudden when a builder who offers contracts for a set price can then expect to have the price rise covered. I am currently owner building. I have been hit w...

I'm not in the building industry. But I do have to laugh that you think builders look at timber futures, or even worked out that as soon as sanctions were put on Russia that timber was going to go up again. And why would you keep offering contracts if the future is so bleak. Yeah made some poor deci...

I am looking at a raised floor with hydronic heating. Does anyone have any experience with using these systems? For some reason the local pricing on these systems are exorbitant. When you consider the cost they pay for systems in the UK. At any rate, I will cobble a system together, using imported c...

I would like to put my water tank in an inconspicuous spot behind a garage. The problem is that the head height is around 450mm, it will need to be a wet system, and we don't want to have rain heads. So I propose running a first flush system with a with a sump that I can pump out the water to dry ou...
