Yeah, I'm pretty sure that I will have movement. I've built on piers on black soil. Plus timber is a natural product that moves with moisture. If I can keep maintenance to minimum by doing a better joint now that's what I would like.

Plasterboard $25m2 this is the actual plasterboard not floor space. That's supply, install and finish. $8 a linear metre for squareset. Roofing is $75m2 for steel colorbond and $50 a linear metre for guttering. Inc down pipes supply and install. This is in the Hunter Valley.

I am not in the industry but I have just had to deal with basix certification. I tried the online assessment but as you might have seen the rules have changed somewhat. So my suggestion is to find an energy consultant. Actually it’s all you can do. Looking to pay 650 to get one done.

No builders are not interested in this. They make bulk money from screwing down sub contractors and keeping prying eyes off the quality of work in each stage. It really depends what you are after. I don't think it's unrealistic. Builders are not interested in missing out on margins gained by making other trades do the work. After lockup it's all cream.
