What about moving it into the WIR so the room size isnt affected and also reclaiming the unused duct into the robe in bed 1? Or what about in the other end of the robe near the corridor?

I thought bedrooms were treated different than common living areas, but anyway if the council has said it needs something to give the neighbors some privacy, maybe you can put in a privacy screen over the bottom part of the window and keep the top clear to allow full light in.

@westbourne I had a look at the link to productreview you provided. Wow! None of the Rawson Homes 5 start reviews look genuine to me. Very embarrassing and damaging for their reputation. Your comment made me go and check and I agree, I can't believe any real customer would write such gushing review...

I also agree that they should provide photographic proof with references to the standards to show full compliance. Can you get up there and take your own photos to get a record of how it is now? I just had a look at the Huntley, do you know where it leaked from? I guessing it could be a pretty commo...

So wouldn't it be prudent to have a bead of sealant where your arrow is? If you look at the Fair trading document they've taken this from: Image 8.06 and 8.07 surely you'd require sealant to prevent that leaking if you have some wind driving it up roofing channel?

Sounds a bit like this Port Davis offer. You have to be prepared to pay the full amount in case you don't qualify for the discount. https://forum.homeone.com.au/viewtopic.php?f=31&t=94493 Sounds good, but may leave the owner with little leverage over the builder at the end.

Can you pull out the socket at both ends and see if the colours of the individual wires match what your reader is telling you? Ie: if wires appear crossed over? They should all be wired straight through I would have thought.

In another of your posts you mentioned the builder finished the build early and that the insurance has now lapsed. But if thats home warranty insurance thats good for 6 years etc. I expect that might be driving them to say the PCI has been done etc.

Normally they put aggregate down to provide all weather access, as they should have known the driveway wouldn't handle the traffic, but 30m is a pretty long run. Nothing in your tender/contract about it being provided?

re $70k offer and tile allowance. It can only be used at the tiles direct appointment, so if you've paid for everything in the tender, it cant be used against those. So your only choice would be upgrade tiles. So I'd suggest taking out either the alfresco or porch or bathroom wall costs and using it...

If you are getting a construction loan the bank may also do their own inspections prior to paying, but I also agree getting your own inspector is recommended. Also if you are in Victoria, I didn't think the builder can appoint the inspector, so you could just get the one you want. http://www.vba.vic...

This is what I too discovered when looking to rectify the issue my Sons having with his builder, the BI I spoke to listened to what I had to say and then said, 'I know the SS, great bloke' which he may very well be, but I instantly thought the same, what chance have you got really when they're all ...

External doors should not let water in. Perhaps the door has a slight warp or some other problem, I don't think you should absolve the builder of responsibility too easily.

I know this is minor in the scheme of things, but I like how in your first photos the nail barely makes it into the wood. Is it worth keeping the windows etc and starting again? Sorry to read about your problems but good to hear things are progressing for you.
