Hi all, I am coming across a builder who has 2 licenses - 1 for himself and 1 for his company (where he is the director). 1. License for himself is "ONLY FOR CONTRACTS NOT REQUIRING INSURANCE UNDER THE HOME BUILDING COMPENSATION FUND" 2. License for his company has not such restriction. Y...
This is very normal, its because the business goes through the assessment process with ICARE not the licensed builder. ...

Hi everyone, I've just got structural diagrams for my first floor addition in Sydney. I can see that there are some timber beams in this area of the first floor. (picture below). I have some questions as to how well this is designed. As an example, there is a connection between TB1 and TB1 (circled...

Hello All, We have been in the process of getting a contract ready for the last 5 months for a house in Diamond Creek. It's a 30sq house with split level design on a sloped block. We were initially quoted $40k extra site costs (above house package included costs), this has just been bumped up to $6...

Hi About to settle on our block of land and looking into build contracts. I’m a first home builder and have engaged with a builder for designs & quotes. In our preliminary quotes, we had an allowance of $100k for site costs and were told that it should be an overestimate. However, since then, a...

Hi I’m after some advice regarding an extra cost iv been quoted by my builder. I am wanting a mitred 40mm edge to my kitchen island only and the remaining benches will stay at 20mm. For the island alone to be 40mm iv been quoted $3280. This seems excessive! Iv ring a few stone masons and the price ...
For what its worth in my opinion that is an excessive price. $800-900 figure sounds fair in terms of what we pay for ou...

I am planning to buy a land and I thought I found the perfect land for us. But Then realized the land has a 5m slope. How much the site cost will be increased due to this slope? Or is it even a good idea to invest in such land? I am currently building on a site with a 4m fall and am spending around...

Hi, I am not sure who to turn to so I thought I try my luck here. Basically long story short, my partner is building her first home with Simonds Homes as a express package. Hi everyone, Yesterday we received notification that all builder's Home Owners Warranty insurance (HOW) premiums are increasing by 70% from January 2021. Currently for a $500,000 contract we are paying around $8,000, so that would mean that all things being equal premiums are going up by $5-6,000. I...

@SejaeD The codes recommend a live load of 1.5KPa although I've seen a few thin composite slabs lately designed for 1KPa spanning large distances these may have long term serviceability/deflection and cracking problems If this is the case I suggest you start monitoring your build and keep records.....

so where live load data is coming from? So you would need to dismantle upper level and roof framing (lift with crane?), remove panels, buy and install yellow tongue, attach framing back.. All this for just $11K? Sounds like really good offer to me. Yellow tongue has to go over the current AAC panel...

It seems to me that the flooring change should have been a subject of an amended building permit in which case BS would have had the opportunity to review the proposal to use floor panels in lieu of yellow tongue. Was it done? Thanks for your reply.
