Yep, that's how it is with my tender. Just gets confusing with so many bits of paper all over the place. I also got a re-quote for it without EasyBuild, but it's not that much less considering we still would have to tile and carpet and aircon the place. I'm hoping that costs won't blow out too much ...

We decided to go with a Private Certifier to get the demolition approval, rather than through the local council. In my view, the Private Certifier is the way to go. it sounds wrong alright. I've also received advice from other people saying the same thing. They know it's only 1400mm long. What annoys me is that the stone sheet is already 1.5 x 3m, so it's basically cut to size.
