How long do you have after initial first deposit to builder to be ready to get to contract stage? Do they have a time limit? I'm in Melbourne, don't know if that makes any difference. It kinda looks like a Lil Gem Magnolia tree. you can use as a hedge along fence lines. Just a guess because of the similarities. Only because The leaves turn yellow as well on magnolias. Good luck [emoji4]

But If 400k is your budget You could get an almost designer home [emoji4] The only problem that you could encounter are the hidden costs with site etc..costs could escalate or not and landscaping with larger areas. This is very true. Our neighbour has moon shadow which was our first selection but then changed to glenfern. Moonshadow does look fabulous but I can see the brick is chipping now which is showing a different colour. With glenfern I found it changes colour throughout the day but remains darker most ...
You also went with a Walnut front door didn't you @emmz70? Pretty sure we changed our bricks based on one of your photo...

We have strict guidelines in our estate that we have to abide to, at the end of the day no approval no build. Like mentioned earlier once it's fully established people pretty much do whatever they want. Good luck [emoji4]
