I'm doing the same thing from a distance.. partially. There are stages where you will need to be around to get things over. Planning and design stage : You can do this where ever you are. But my suggestion is that you do meet your builder/designer etc.. on site at least once. So that there won't be ...

You shower looks really cool. :) I like it too. Will you leave the shower open or have glass later? I like your kitchen too. Very nice selection of things. :)

Hope I don't miss any at the end. Your build really progressing slowly but promising. I really like your kitchen and ...

The color choices you have looks good! Have you also consider the kind of light you going to have too? I have light grey tiles and wall at my current place and they don't look promising with warm colour lights.. From your colour, vanilla quake half strength instead of full strength might look good t...

There is no standard answer for this one. When was your first application and finished date? You will need to show why you need this permit and justify your reason. But frankly speaking, if your last application was within like 2 years, most likely you will need a very strong case to support your in...

I am oversea as well. So it's a good idea to learn a few more things to make things clear. I do wait till I am back to Aus before starting the build thou. But for the whole design process, it's email, email and email. :)

My guess is the only way to have them move faster is go to their office to speak to them directly. It’s not really a good idea to bet everything under one roof and got stuck with a single supplier. You can almost be certain that if you decided to go with something else at this stage, it will mean yo...

Well, just my 2 cents.. if you don't get a good start at the beginning, don't expect things will get better as it moves on. From your explanation of your situation, they are not really being serious with your project or at least "show" that they are interest in your project. The time, effo...

Not sure if that's of any help.. I did think about going thru same route as yours before and come across a company in NSW that do SIPs as well. You can try Austec Panel Systems. I have tried contact them before and at least I do get response from them. :)

You are welcome. I'm in Melbourne actually. I have been looking at quite a few different methods for building and since my block is relatively hard to build on, there aren't that many choice. The reason I stay away from SIPs is because of the exact issue you are having that I have foresee when doing...

EIFS requires a seperate structural component which is the similar to ordinary brick house. XPS is extruded polystrene which has higher performance than expanded. It is better to let your builder work with your supplier for structural components. That is what I do. I told my builder what I want to u...

This is an interesting thread. I think you are right that whoever wants to build should at least do some homework first. Most who do there homework usually ends up with a much happier ride for their house building exercise. At least they know what is ahead of them and they know how to deal with diff...

Building A New House

Frankly speaking a total budget of 750k is not really much for custom house. With land being around 300k~400k as others suggested, you only left with about 350k ~ 400k which is really minimum for custom house. The one you mentioned Destination Living is in Melbourne and their minimum cost is 450k+ (...

I get the feeling this thread is a G up. Maybe. I just think they haven't really done any research I have same feeling. There are too many people who just believe in what the marketing brochures said and have the gut feeling that the "initial price" on these paper is what they are paying ...

Building A New House

I have recently purchased a block of land in Melbourne with has a huge slope across the whole block. I presume the slope across the building envelope will end up with 4m+ fall at least. I would like to know if others have similar kind of block and would like to share some experience as to builders a...

Is a covered rooftop deck a storey?!
General Discussion

I am in a dilemma regarding location of garage. If I put the garage in ground floor, then a upper level with rooms and on top of it is a covered deck. Would the covered deck be considered as a storey?! The deck is not enclosed on 3 side, and the fourth side is located above the single storey section...
