*The lack of infrastructure in Truganina. I know traffic sucks out there but I've heard rumours of Leakes Rd being upgraded into double lanes. Drove through the intersection of Leakes Rd and Palmers Rd last night and there were road works which already doubled Leakes Rd around the intersection. - We...

Your relying on the tradie to do the 3rd coat which in our case even for 2 coats was for some reason hard to do (visible lack of paint on some walls). Think about it this way, you will be repainting (2,3,5 years), you might want feature walls and you will mark the paint when moving in... do you want...

Dilla, This is your opportunity to get items fixed or else you will kiss the opportunity goodbye later. We had the maintanence guys come by and fix a pages worth of stuff of which the guy said that the house overly looked good compared to others. Some items that you can include from experience: - Sh...

Paint imperfections is what you are after. So for example if you can see that the paint is thin in an area, you could asked them to repaint it. Dents and scratches are iffy. As for frogger, your builder will typically palm you off to the supplier of that toilet (maybe Caroma) to have it fixed. You w...

An engineer that I engaged to do some work for me specialises in this sort of stuff, says that the waffle pad specs within AS 2870 have been beefed up in it's 2011 revision. He says this equates to $5k+ in the cost of waffle pod. IMHO, this adds ammo to the fact that waffle pods were (and maybe stil...

New houses built on clay, will experience slab movement especially if: a. you have built on a P class soil type (P = Problem Site) b. you have used a waffle slab, and c. your roof is one of those prefab trusses that gives you non load baring internal walls. To add to the amount of slab movement, it ...

“Wannabes” is such a harsh label IMHFO. I would like to think “people with either experience or just an opinion” is a better term. Have you heard of the saying “The difference between a smart person and a genius, smart person learns from their mistake, genius learns off a smart persons mistakes”. Un...

Btherl - You forgot to highlight recommended of which the builder will trip you up on. IMHO "Builders are idiots, they will bring you down to their level and beat you on experience". Most of the time they will walk on a very thin line and sometimes bluntly disregard such recommendations. W...

Now once you have entertained all of these issues and installed preventative measures, your house is still sitting on a slab that is less than the thickness (between 85mm - 100mm for a single story) of the front footpath. AND it's sitting on 450mm footings with styrofoam voids? What it boils down t...

That is true B STAR. The engineer could of recommended a whole bunch of countermeasures but (as an example) all it takes is for the concreter to step on the rio as he is pouring the concrete, therefore pushing the plastic cups down (it's what holds up the rio to achieve a 25mm concrete cover = dista...

You might get a situation of a really bright central point. 30W is really really bright! But interestingly, 4x 12W LEDs will have the same coverage... see below. There are complaints in my household about the 4 12W LEDs being super bright. http://i.imgur.com/c0iOHPQ.jpg Hopefully that helps.

1) I noticed some rust staining on top of the paintwork on some window lintels. Is this an issue and what should I expect to see done about it? If you have already passed the Inspection for defects of the house, your best bet is to take a picture on the day of handover (they will later claim you di...

Considering the sheets are from James Hardie, one would assume that they would only recommend their own product. In reality no, you don't need to use their gear and an alternative product that specifies that it can be used on cement sheeting is sufficient (proviso you get a decent brand etc). If you...

Hello all, I am wanting to build a deck some time soon and I was wondering if anyone has recently aquired some timber decking at a reasonable price. Currently I am looking at my options for a 40m2 deck which include: The two sizes are 90mm and 140mm. The choices include: Merbau - $26 -> $36m2 Spotte...

Hello all, Of one of the 100 or so issues spotted during the 1st PCI, we came across light switches that were positioned in the wrong place. Now I think the SS is trying to pull the dodge on me again and say that this will be rectified after handover when they install the appliance. Apparently the e...
