What you can be certain of is they will TELL you that they have the right to take the money, regardless of whether they do or not. Like an insurance company whose policy is to deny all claims, hoping people will just accept it give up. It's the most profitable option for them.

Another way to do a 0 offset garage is to put the gutter directly above the bricks. That's what my builder has done. Just down the road there are two houses where one's garage gutter is actually above the garage gutter of the house next door! They look like spec homes so I think no-one really cares ...

I used some of these when installing some floating shelves and I'm impressed. They are quite solid once installed. I'm surprised though that they claim to be able to hold 20kg!
