Have really enjoyed stalking other Simonds builds. We settle on our land on Friday and are awaiting our colour selection appointment at the Melbourne Gallery. Anyone else out there building with Simonds or the Rio in particular?

Can't help with Simonds or the Rio, we're in Queensland, but just wanted to say congrats on your build. You must be so excited. Thank you! We are starting to get excited...this is our fourth and hopefully final build - first time with Simonds.

Good luck with your build. We're building the Flinders with Simonds. If we every get through the paperwork stage, lol Gallery day is fun but full on. Seeing as your an experienced builder already you probably have a good idea of what you'd like. It's just all condensed in to one day with Simonds. H...

Ok, so our land did not settle today. The bank couldn't get their ducks in a row - apparently - and asked for a three day extension. Settlement is now scheduled for Weds 27th Sept. If there is a further delay, the vendor will start charging interest, but we won't be paying as its the bank's issue. E...

I actually like your kitchen tiles! Once the grout and appliances are in and bench tops cleaned up it will all come together.

We built our ranch with Dennis Family (back when they were called Executive Homes) and we were very happy. I believe they still offer great ranch homes both modern and classic styling.

Hi, there. I have enjoyed watching your progress - can you tell me approx how many weeks so far taken for your build from the time works begun? We have just completed our colour selection (take 2) and waiting for contracts to be finalised. It's close to Christmas break now, so I doubt we will start ...

Ok, so I have had my second go at colour selection - just wasn't happy with our choices. To be honest, I think having to be pressured to make all the decision in the one day is stressful and exhausting, not to mention a tendency to go overboard. So, in the interest of creating a great kitchen, we ha...

Hi, the rio looks lovely! Portland facade seems to be pretty popular in QLD, so far I have seen at least 6 houses in my neighborhood with it. Site was cut on the 23rd of August and then slab on the 30th, so we will have handover within 3 months 😄 I believe Simonds is a good builder, so if everythin...

Hello! Great to hear from you. I fell in love with the raised ceiling and butler's pantry in the Rio kitchen and I was sold! And, you guessed it, both options are extra. We intentionally saved elsewhere by keeping to the standard inclusions, i.e. tiling - except did pay for additional wall tiles beh...

We have plumbing! It has taken nine months to get here - Simonds seems to move very slowly even with our land fully released from the beginning. Our estimated completion date is 8 August. We shall see! https://forum.homeone.com.au/u/80562_1524732339.JPG

We just finished building the Simonds Flinders. We got the keys this week. I think the Rio is roughly the same size. Our site started in November so about 5 months keeping in mind that that included Christmas and Easter breaks. That's awesome! All the very best for your move. We have reached the sl...

Hi MicknCi, I'm building with Simonds Flinders in Gold Coast. We are almost the same in pace and my slab had been poured last week. What are the white pipes in your slab? are those slab piers or pluming pipes? Hi, Larry No, just the plumbing pipes. How have you found Simonds so far? I realise we ar...
