We're doing a similar thing. Turning the house around so the living space is out the back and the beds in the front. We think it makes sense if we live in it long enough to justify the costs of replumbing the bathroom n kitchen. What did you use to make the plans?

Council tree preservation orders make things just too restrictive in the long run. For my council any tree within 3m of the building is fair game and not subject to the tree pr...

We had spot levels done and they marked out our house and the neighbours on the survey. $1500-1300

Perhaps it depends on the scope of work and risk to council infrastructure? Our council has a quick DA service with a 30 day approval and the normal DA (slower) process. Maybe the others went for a quick DA instead of a normal DA.

Might be good to flush the pipes if you haven't done so already. It's a bit of a waste of water but can be useful to clear them out initally. Did you use copper or plastic pipes?

I'm using bricks from the walls we're pulling down. Will lay them myself and put concrete over them and then wet it. It's only a low traffic space afer all.

can't you refill to the correct level and compact some of it back? In my experience excavations are never exact. Our footings will be wider and deeper than we need but it's not 300mm deeper/wider, it's about 100mm wider and about 100mm deeper. We had ours come back 3 times for different trenches as ...

Might be a stormwater pipe and rubble pit rather than sewer? Option that came to mind include: diverting and reseting the pipes, encase them in concrete so you can build over the top or move the house. We found our stormwater pipes led to nowhere but an old rubble pit. The neighbour wondered why his...

I have a 5-8 degree pitch on my new roof but put in sarking before the roof went on and insulation in before the ceilings went up. Have done this in the build because of the difficult access issues post build. Might be easier to lift the old roof for insulation installation.

Sorry can't use photobucket so we have probably come to the end of this discussion. considering the updated quote I received this week was $48K, she should accept our offer. Thanks for all your help. Dont forget your bench height from the floor either. This tends to be 1200mm as a general rule I thought the recommended bench top height was around 900mm +/- 20mm. ;)
