Assuming they are real bricks then the arch is in compression those cracks appear to be bending/tension cracks.. the two shouldn't go together.. get it structurally inspected and repaired hth It wont be strictly in compression if theres not enough load on them - which is probably whats happening in...

Cannot find much about this topic so started a new one. Doing a KDR and trying to start the construction as soon as possible but run into the problem of Gas abolishment. AGL told me it takes up to 20 working days from the date the house is vacated. That's a long time to wait! Real estate agent won'...

This probably has to do something with the quality of concrete. I would be very very worried as it might be that your slab and footings are structurally weak and won't be able to hold the house. You probably would need to test how strong is your concrete. No.
No.

So, I got out the dumpy and shot a few levels. The new crossover , layback and drive will be a carbon copy of what we already have. Pretty easy to see why as the drive is only being moved about 1500mm down the road. We have a Corolla and friends have similar small sedans. None of them bottom out an...

As stated before, it is accordance to their drawing A4/3330 2NH. I'll let you argue with the council whether their drawings comply with AS 2890. Stewie These council drawings comply - I know them. The issue is that you applied that drawing to your driveway, which you shouldn't have. Not necessary. ...

Any driveway - like any major aspect as part of a DA should have the necessary drawings done for it . It shows the council, the client and the concreter exactly what is required. There should be no guessing or making it up as they go along for the concreter in particular. As for our driveway above,...

There is no footpath, only nature strip. Stewie Your driveway goes from 4%>17%>10%. Your first transition doesn't comply with scraping provision, nor the maximum change of grade of 12.5%. Should be a minimum 8.5% transition. Maybe the assessor was abit sleepy that day. Georges river, Cumberland, Pa...

Furthermore, most councils don't require driveway long sections in Sydney, especially for single dwellings. The ones that do are less than a handful.

Max change of grade is 12.5%. 12.5% COG for a summit 15% for a sag There should definitely be a 2M Transition instead of flat for 1.5M. The grade of this transition depends on the grade of the first transition. Driveway design can be quite complex. I dont think the concretor is liable here - drivewa...

A charged RWT system only relates to the hydraulic head anyway which factors the top of the tank...not the bottom. But if the same size tank was used and base lowered, then consequently top of tank & HH is lowered

The only thing I can think of is that if the line is charged out then there would be less head if the rwt outlet is the hp. If the engineer says its okay, then it's okay.

Actually, in some councils in Sydney atleast, work/construction permits are required from council after CDC approval for several reasons. These can range, but ive seen them cost upto 2.5k in some councils. Note that this is separate to council contribution fees, which council will also charge for af...

There doesnt need to be a cantilever at all? A steel beam could easily fit within the roof profile to pick up that corner, and columns/posts bearing on existing footings. Then, an internal beam to divide FJ loads. Only one pad footing would be required near bed 3, or beam extended to external wall a...

I would imagine with your plans you would need to have a footing extension under your garage and this might not be as easy as it sounds. Not necessarily. In that section, a beam can span to the side garage wall to pick up that corner of the first floor. Internally, intermittent pad footings will mo...

Hi Vov The waffle pod slab in themselves shouldn't be an issue ( think logically there are millions of two story homes built on waffle slabs). Your structural engineer will need to look closely at the original footings and slab design in relation to the load points of the new 2nd story addition. Th...
