Insulation and thermal mass are not the same thing. The goal of insulation is to slow down the transfer of heat from one area to another. The goal of thermal mass is to capture heat and then slowly release it back in to a given area over a longer period of time. If your home is highly insulated, and...

Had that issue in a previous rental where it took several minutes for the kitchen to receive warm water. The boiler was right next to the shower at the other end of the house, so hot water there was almost instant. When I started building, I went for placing the boiler as strategically as possible b...

I have a feeling the basic Colorbond colour palette has specifically been chosen, so a lay person can easily mix and match with little risk of ending up with a horrendous overall look as long as you keep your colour selection to a minimum. In my opinion: Dune tilts slightly towards the warm side but...

The H1 is an indication of the soil type. The P stands for problem site. In your case, my guess is it's because one third of your site doesn't consist of H1 or H2 soil, but of H2O soil. The great thing about H2O soil is it can't be compressed. Unfortunately, it also has the tendency to displace itse...

As others have said here, you should probably get an architect. There is a lot wrong with your plan. Simple things like stowing away items after coming home from shopping or taking clothes to and from the laundry is going to require a lot of walking. You will likely also have to wait forever for hot...

My biggest issue with this is it is very car oriented. All the amenities appear to have been dropped around the lot randomly. You should be able to just park your car once and then easily access all the shops on foot without having to negotiate your way through a maze of parking lots.

Hi all, Title says it all. We have purchased a 1200m2 block in northern suburbs of Adelaide. The developers have positioned the garage on the building envelope and will not budge. This means our house is going to face west to street in a very hot climate. The block is 31m wide and a corner block. S...
As has already been mentioned here, eaves on the west won't work as intended unless they are several meters deep. At wh...

I'm not an expert at all but I would assume that most of these issues can be fixed. That said, I'm not sure if there is a fix for the concrete not being vibrated during the pour short of redoing the entire slab. This has negatively impacted the performance of your foundation. I would first start wit...

The reports do look alarming, but unless the inspector has flagged any issues as particularly egregious, it's likely most of the items can be fixed. If you are unsure, it can't hurt to give them a call and check. Then send the report to your builder and organise a walk thru so you can both go thru e...

Can't say for sure, but the piers are likely only in the front of the house because of the likelihood of trees being grown on your front yard and/or nature strip. If the roots spread out and suck the moisture out of the ground in that area, the piers will prevent the house from sagging any further a...

One advantage of untitled land is you only need to pay the deposit when you sign the deal. This means you can keep saving as much as you can until the land actually titles as that is when you will need to arrange your mortgage. It also gives you time to rearrange your finances in a way that will mak...

I'm in Victoria so the issues we face here are quite different as it's basically 9 months cold and only 3 months hot. But the basic principles should still be the same: Get as much direct sunlight during winter to heat up the house and avoid any direct sunlight during summer to keep it cool. Any hea...

Thank you both, that is very helpful For internal walls, it's a bit more complicated. You have to take into account how you plan to use your home, while also understanding how the systems that heat and cool your home work. In my situation, I'm building a single story home in Melbourne. It will have...
