Thank you for the reply BuildingandLegal. Much appreciated. Pics 1 & 2 are of our new house about to be handed over which is the one I'm concerned of. Upon research it seems like the black and concrete looking stuff is probably the screed. However, I do not understand why does it look so dirty. ...

Hi There, We just had a handover inspection and the shower drain looks somewhat unusual to me covered with dirt and the main concern is what looks like plain concrete under the dirt with a round small drain pipe in the middle of the square concrete. It also seems like the concrete has tiny holes so ...

I went ahead with Dennis family which again isn't that great with the quality as they have replaced the whole frame with a cheaper quality timber without my knowledge and not following the engineering design. If I didnt have a private inspector, I would not have even known. I have paid about 20K extr...

Hi, I did not go ahead with Mimosa although I was able to obtain a written email (after long struggle involving the state manager) confirming the 10K site costs with no conditions. However, my deposit was non refundable so had lost it. My start was not so good with Mimosa's customer service (unbelie...

As mentioned if the construction complies with as1684 then the builder can use this. The correct paperwork must be submitted, whether it be an engineers report or referral to As1684. Now what you didn't mention was were the stud centers different? or was the timber a different size. Either way evid...

Hey @Annunox The certified engineering details are for MGP10 ( a higher stress grade timber) , the builder will have to go back to their engineers to recertify the engineering for F5 Their Building surveyor is talking nonsense as they aren't licenced to change the original engineering Details witho...
Thanks heaps Chris. I'll insist to get the engineering updated and see how it goes.

need to get your engineer approval or use AS1684 span tables to check. Mpg10 can substitute for f5 not other way around. Probably will be fine but should not have been done. Pretty basic issue to mess up. Hope you've enjoyed the weekend freedom after so long. Your advise meant a lot.

Hi, my builder due to the timber unavailability used F5 timber for framing whereas the engineering specification was MGP10. When I found numerous holes in the studs which are above the standard of 250mm. The builder has offered to laminate where the holes are with another stud next to it. Is this r...

Agree, there is timber shortage. However, that shouldn't mean builders can just use the situation to their benefit by getting low quality timber. I now learnt that the holes are called knots and these knots need to be of specific size, depth and location as per the building standards. Are there any ...

I took it in writing that it would be fixed (10K) regardless of the level 1 compaction report

yasir_fnd is correct. I had this problem with Mimosa. When they took my deposit, it was NOT clearly explained about the level 1 compaction report. The hidden thing here is level 1 compaction report would not be provided by the land developer if they do not have any fill on your block of land. when t...

Hi, We are currently at frame stage and we've noticed there are huge number of holes/broken on lot of timber slats. I think it's reasonable to have them in one or two slats, however there's quite a lot of them especially with some where the edge is nailed to the other timber slat where it's broken a...

Hi There, I had a preliminary agreement with Mimosa homes and the sitecosts were fixed to 10K provided we get the level 1 compaction report from the Attwell Estate. However the Estate wouldnt have one as there isnt much fill. Has anyone had a similar situation and how were you able to resolve this.
