We are getting a volume builder (regional Victoria) to build on our block, which is about 36M long and slopes about 3M from front corner to back diagonally. Originally they quoted site costs at $80K, but after further analysis and engineers reports, this is now about $63K, We wanted to take advanta...

I work with builders who specialise in sloping blocks and recently I designed a split level to fit on a block with 7m fall on it and it's approved for wheelchair access! Shows you can do anything with the right amount of knowledge ;-) hey tim, how significant is adding a split level that is only 2-...

Don't believe what gogo told you about project home builders. They may advertise "cheap" but they get their margins back in the site costs and all of the other stuff they left out. What size home are you looking to build for that price? Just because it's custom, doesn't mean it needs to b...

Are you saying there is a significant price difference in base price from builder to builder? Is that it? Apples and apples? Yes, there is! Did get my own floor plan, contour map, soil test and site costs and contacted more than four builders. One builder offered $10,000 less after I told him they ...

Yep, opposite the convention centre from memory? I've been there a few times and I've done two houses from that centre. It is a great service isn't it? Last time I was there I witnessed a young couple who were building their first home with Coral Homes, spend about 45k in less then 25-minutes when t...

Yes everything you say is correct but I can tell you Clipsal has been working with the project builders for a very, very long time, this is nothing new. Nor is the Clipspec program that they are using to do the selection process for you. Did you do it online or visit one of their PowerHouses? Which ...

All I am seeing in that is a 40k price increase over two years which I reckon is right on the money when you take in to account building material increases - concrete making up the bulk of that - trades rates for sure, and then more government costs and insurance costs added in. Unfortunately the bu...

Sad to see no one gave you advice! I work closely with Clipspec as I do them for display homes that my Builders build. We normally won't touch Clipsal downlights as they are expensive so we work with other companies just for that component. May I ask before I give you any more advice if you're doing...

Hello and thank you for your post. We'd be looking at some of the same options- we could potentially delay things such as the alfresco until later, but we'd quite likely add the 4th bedroom, and a chance at the kitchen and garage extension also. If you don't mind, can I ask you a few questions to h...

Hi all, thought it would be interesting for prospective builders (myself included) to have a thread on the site costs that people faced in their build. A sample layout could be: Builder: ?? Why would anyone expect project builder be any cheaper than custom builder (for the similar quality/size house)? They pay market rates to their trades, but also have to pay for their offices, demo houses, sales people etc. and yet have to make their margins from somewhere. They have some discounts ...

Just looking to gauge current house construction costs around Melbourne. I am about to start building a new 30sq home. Been quoted $250-$300k base price + Site costs + $60-80k worth of usual needed upgrades (inc. 20-30k for raked ceiling to family + skillion facade) (appr. 11-12.5k per Squares) (27...
