I can not answer your question but our building contract was a standard HIA contract which had 50 pages; First 8 pages being cover, table of contents etc and last 42 pages were standard documents. One page of Schedule for special conditions by builder which were in addition/ changes to HIA contract....

My builder did soil testing the day after my initial deposit of 1K with them. Previous day, I had paid deposit for land to the developer.

We are using Darbecca.

For people inexperienced with building a new home, who can we engage to have our contract reviewed? We have a conveyancer for the land but do they look after build contracts too? Private building inspection companies, they would be the best to engage. Some suggest lawyers too, but I am not too sure...

Didn’t your neighbour contacted you before installing fence? You are legally bound to pay half of the fencing cost.

Do you have to build that close to easement? I would prefer to leave more room in case in future Council needs to excavate around stormwater pipe; I would be uncomfortable with excavation too close to house.

I believe 1.0m offset from council asset means setback from the stormwater pipe which council owns. I would suggest you ring City of Casey and talk to someone from engineering who should be able to clarify.

When we signed up for our build with Henley, our quote included 10K for site cost on top of the base price. Our land had 275 mm fall. Thanks for the reply? Is that site cost including developers requirements, water connections cost and council cost? Or just 10k purely for site cost alone? The fixed...
