Might be completely off the cards, but are you tied to NSW? You could easily buy a 3 bedroom house outright with no mortgage in other states with around 350k

What's the situation around the rest of your kitchen in terms of natural lighting? I would personally go with the window splashback just because I feel it makes a kitchen seem much more open and inviting. Can I just confirm - strata lots? Is it a unit or villa type? Connected walls or free standing dwelling? Have you had any lender feedback, ie: the need to supply additional information or answer questions? Most lenders are behind at the moment - but in October it wasn’t too bad - especially anz / C...
