Nice. I would make one suggestion - consider the placement of your powder-room when you will have guests who may be wet from pool or trekking to toilet from alfresco area. It's a long way. If you can, try and add another toilet (pehaps in undercroft?, or a door into your ensuite?)

Main bathroom - place shower where toilet is, rotate bath 90deg with vanity adjusted to fit and then you can have toilet where shower is in a separate room. Ensuite - rotate shower 90 deg and place toilet on wall closest to bedroom. Otherwise, do you really need 2x freestanding bathtubs in the house...

Direct entry from garage? Casement door in scullery for sure. No one wants to look at a messy garage from the kitchen! Only time this may be ok is if the garage is actually a carport and doubles as an outdoor area such as seen on some small blocks with rear access.

290sqm double brick and white-set plaster. Walls only -1 x oil based sealer and 2x Dulux Wash n Wear top coats. All 1 colour except a feature wall in 2 minor (kids) bedrooms. Took the 1 painter a full week. We gave him the keys on day of handover from builder so house was still empty. We paid $3900.

Great plan for a narrow block. I too think the main bathroom needs a re-jig. I would definitely swap bed 2 and bathroom. You could consider placing the toilet where Bed 4 robe is located. I have nothing to add on the grants etc, however one small design issue stood out to me - consider running your bench top across the window space and placing either you sink under a window, or creating a servery out to the alfresco. otherwise it is dead space at end of kitchen and a lost opportunity...

Raked ceiling for sure. You can always add a fireplace in the future, but ceiling heights are much harder to change.
