All construction plan measurements are from wall to wall, whether that be framing member to framing member or brick to brick. No construction plan would be from centre of wall to centre of wall, it's just not how it's done. The reason it is done this way is because the carpenters or bricklayers tha...

Hi Darb. The sliding panel slides on the inside of the fixed panel. Once your build is complete and flywire is on and landscaping is complete the tracks should remain clean. not if it's a new estate with plenty of building still going on :P The construction dust from all the other houses will defin...

it's not the best looking job, but not the worst. It really depends on how much you paid for it.

If I remember correctly the measurements are usually calculated from the middle of the wall... On our plans, the measurements were not an approximation, but 100% accurate. The interiors of rooms where measured from the plastered wall to plastered wall, and showed the thickness of the wall, and then...

10cm shorter is quite significant for the windows, for the rooms maybe not as much. If I remember correctly the measurements are usually calculated from the middle of the wall, so when you take into account the thickness of the walls, it could be fine. How thick are your walls?

Thanks for your suggestions. We had originally wanted decking but our builder said that concrete would be needed underneath due to circulation in our case, we certainly were not prepared to pay for concreting and decking. Thus now looking for alternatives. what do you mean concrete underneath for c...

pebbles are easier. You make it reasonably compact and flat by hiring a compactor from bunnings and then you lay down the weed mat followed by the pebbles. With pebbles the sand doesn't need to be really flat, since you can just make the pebbles a little bit thicker in some areas to compensate for ...

since you say it only adds up to around 3% of build cost I'd say it's fair enough. You might be able to push that lower, might. But if you do that you basically destroy the relationship with that builder and realistically when you consider the amount of time you will spend thinking and doing things ...

my house uses Termico, haven't had any issues, though you do have to pay for the yearly inspection to maintain the warranty.

it would depend entirely on the owner. You could tell them that you wanted to make an offer conditional on your existing house selling. Is this vacant land owned by a person that is up for sale? or owned by a company? or not even up for sale but you want to try and buy it? I find that companies are ...

it does depend, in my area the nature strip is maintained by the homeowner, although the council will plant street trees and replace them if they die. But day to day maintenance and care falls on the homeowner.

ah right. Yeah I was assuming the tile one since the OP mentioned it's not solid brick. If it was a proper brick you would be right about the structural value.

if it's brick veneer, then I believe the brick has no structural value. The brick work has to support it own loads, which are considerable and portion of the wind loads. It may not support the roof loads those are generally carried by the wall frames. hth would it really? aren't brick veneers norma...

I'm not entirely sure this question belongs in this forum, but I have a question about ventilation. Suppose I have a room like this: https://i.imgur.com/OiGrwbi.png So the wall on the right is an outdoor wall and the blue(I think it's blue) is a window that cannot be opened. The wall on the left is ...

why do you need concrete under the decking? I'm not sure about NSW laws or what your area is like, but in my area normally if we want to put up decking, we actually do it over sand to allow any water to drain into the soil rather than puddle up under the decking and causing it to rot. It is probably...

I assume the roller door goes into the backyard and the garage has no garage door and is open? Are the expensive items weak to weather? If they are not, it might be safer to build a temporary roof for it and place it in your backyard beyond the roller door.
