Super helpful reply thanks. So basically if going single story, the one end of the house would need to be 80cm above the ground level, at the other end it needs to be about 1.3m above ground level for the entire structure to be 500mm above the 1% flood levels. If you could give me your opinion on my...

Never heard of that excuse before? Obviously work hasn't slowed down enough to do alternate jobs. Most project builders have a simple sausage factory mentality that results from the trades they hire You may want to consider doing your own design and acoustic engineering and getting 3 Builder to quo...

Hi all, I recently had to cancel a purchase on a perfect piece of land because it had 2 restrictions: 1. Overland flow meant we had to have all habitable areas on the first floor. We found a design that suited. 2. The lot is right on the edge of a CAT2 noise corridor, and hence requires additional n...

I'm also currently searching for volume builders in Brisbane that can do split level/habitable areas on first floor due to overland flow area. I think Dixon might have split level (look at the FR85xx designs) that could work for you. Their website only works properly in Internet Explorer.

Hi, Does anyone have some options for bulk builders that do nice raised houses? Interested in a nice plot for a good price, but due to flood risk we need to have it on stilts. The normal coral/dixon/metricon don't seem to cater for this very well.

I am in Melbourne, and in my council you need a crossover permit to do anything to your crossover or kerb (in my case just to fix it as it was damaged by the builder) They have an online application form where you say what you want do to (repair, move etc, - must meet their guidelines) and they say...
Thanks! Any costs involved? Permit cost around $250. But before I started I just phoned the council and a friendly pers...

Hi all, So the lot we are looking at has an entrance and the low curb on the one side but it ruins layout options for the house. Would it require any kind of approvals from council etc or can be just make the driveway and entrance somewhere else? This is in Brisbane.

have you checked the flood map with council? Yep! All good, very slight risk on the lowest part of the lot. awesome, just double check your council setbacks etc :) Ah thank you! I couldn't figure out what they call it here. I'm used to it being called building boundary lines.

Yeah if it were sloping upwards from the road I could just put the house on stilts and have the garage below... have you checked the flood map with council? Yep! All good, very slight risk on the lowest part of the lot.

I'm also considering Dixon. I went in a few weeks ago to have a chat with a consultant. What I liked about him was he laid out risks and costs clearly to me, it didn't feel like he was trying to hide everything from me like some of the others.

Hi guys, So I'm looking at buying some land. I found a pretty cheap one, and I think I've figured out why its cheap but I should be able to work around that. Have I got all my bases covered here?? Potential issues: 1. Acid sulfate soil. Will this affect site costs heavily? 2. An easement on the 1 si...
