Unless there were unforeseeable issues with the site, I dont think you should have to pay for contractors errors or poor planning. I'd probably try and be reasonable and offer part payment of the additional cost as goodwill gesture - assuming you are happy with final result.

Thanks Supersleuth - what builder and design did you go with? We used a smaller qld builder who went bankrupt about 12 months after completion of ours. It was a shame as they were good and relatively cheap and I would have used them again. Perhaps too cheap hence going out of business.

Did they put fix the skirting first leaving a gap ,then lay the floor underneath? Maybe they did this to save time/money? Seems strange there is any gap. Even with the skirting resting on the baords, the boards can still expand and contract. Our skirting is hard up against the engineered floor board...

Assuming underneath the stairs isnt exposed (its a storage cupboard or void) then I dont see any issue with that piece of timber. You'll forget its there and visitors will never know. I doubt that knot would have much impact on the overall strength of that tread.

To me those holes are not round. You need to consider them to be a larger hole then cut. So the distance between the two sides is the actual hole size. By my reckoning not in spec. Oval holes are permissable. Those holes have been cut in the factory so will definitely be engineered from the factory...

Builder charged $2,500 to allow site-access for rough in for air-conditioning. Crazy.
