full brick is generally most houses over here in wa because in general we have free draining sandy soils which give less movement worries than the eastern states.....................i think builda is right that brick veneer would be cheaper because i assume frames are factory made off site and insta...

hey suz north or south in perth. lifestyle is basically summit homes group although they pay a little extra to trades and generally use better fixings and fixtures. as with all project builders in perth your house will be as godd as the available trades.

g'day builda just read your post and what your saying is to possibly dryline the troubled room..........................as you are probably more experienced with reactive soils would you also try to make site more stable or is drywalling a pretty good fix cheers

stone the flamin crows alf it all depends -on style of house you wish to build ie may incorporate for split leve -soil type you are doing cut and fill on because if really reactive then may be cheaper / better options for you when talking with engineer can you tell me more about the site cheers

hey gsj........................i will try and be as helpful as i can, this is not a big problem in suburbs north of perth as its mostly good draining sand a good way to stabilise the soil may be use a sub soil drain on the high side of the house if it is on even a remotely sloping site.................

also note if its an older house check its not lead based paint. ******* builder got me to grind back paint on old house as gullible apprentice about 10 or so years ago and he then left site very quickly. have had no side efeects luckily but not nice for neighbours either. i like plaster brokers idea...

square set corners shouldn't be that mauch more expensive providing bricky is square and wall plasterer is plumb..............shadow line is a good option if not wanting cornice and in my opinion looks awsome in a modern home shadow line is basically a metal trim made by rhondo and leaves a nice rec...
