Hi all, just discovered the concrete pad level where the water tank sits is about 210mm lower than what was specified in the hydraulics plan. The water tank seems working fine. Builder is happy to redo the pad to the correct level if I want. Their hydraulic engineer said the lowered level doesn’t af...

Oops, you can't really see the dropped ceiling in those. http://i132.photobucket.com/albums/q4/eliz77/260311_0199.jpg Hi Rizzo, do you have cornices for the rest of the house or is it square set for the rest of the house? Our kitchen is similar to yours, dropped ceiling over the kitchen area then u...

Thank you SaveH2O for your very thorough explanation. I will call Metropolis tomorrow and hopefully I can get a name for Sydney. Very much appreciated. As you said, many plumbers know each other. Turns out my plumber knows the plumber who did the job. My plumber hasn't called me back - so I guess he...

HI Michelle, I've almost got my heart set on a wide format spotted gum solid timber floor. It is a boral product, 14mm thick and 180mm wide. Someone from a flooring shop told me floor boards this wide can cup easily. The boards will be secretly nailed and glued down onto plywood base. I have two que...

Hi for those who are building with Eden brae, do they do driveway stubs? We have a battleaxe long driveway and I know Eden brae doesn't do that kind of driveway. What about the stub where the garage joins the driveway? Without it, it is quite possible to flood the garage.

I asked my builder to quote for gutter and leaf guard and they quoted nearly $9000. Is this a reasonable price? It sounds a lot for what I gather. Can the guard be installed after the house is built? If so, who should be intalling it, plumber or a handyman? Or is there some professional gutter and l...

Tank A is an existing tank. I don't know how old it is but I can find out. Last time I looked, there were various tubes attached to it so it must have been used then disconnected when the old house was torn down. As far as I can see, the exposed tubes were capped to keep them clean. If you post a p...

First time poster here, just saying hi. I am in the market looking to build a house in Sydney south west. Visited Eden Brae and then wisdom homes. i got an intial quote from Wisdom homes today for Ambassador 33 for $428000, still waiting on Eden Brae. The quote does not mention Aircon, not sure if ...

@Huggies the Falmec is pretty good. I am installing another Falmec in my next build also Thanks Manhattan52, I am also leaning towards Falmec. Ducting and installation seem standard - I think Qasair will make the builder's head explode. It seems installation for Qasair is also quite expensive.

I have been through this. The ducting on the Qasair is quite specific and Wisdom won’t do this. Has to be done after handover by a Qasair installer Manhattan52, are you still going through with Qasair? Will Wisdom do any provision to enable the Qasair installer to install after handover, like make ...

I assume that you are on the water grid. Yes/no? Hi SaveH2O, yes we are on the water grid (suburban Sydney). I know from past experience that water will be a problem even for a very small garden if you only have a small water tank. The new garden will be bigger and I want to grow some vegetables an...

Our block of land is BAL rated. As part of our DA approval, we need to install a 10,000L minimum tank made out of non combustible material for fire fighting purposes. I am a keen gardener, and can appreciate how valuable water can be especially during summer, so I don't mind going through the troubl...

I don't have much experience with other project builders. Their business model might be similar but execution might be done with more finesse and courtesy. Many of them seem to have a wider builders range than Eden brae in terms of tiles. In my case, we made the decision based on a price difference ...

Bobby 24, Whatever you do, don't go to Eden Brae. We regrettably have signed with them and are way down the path. their standard range has very limited choices and these choices are often too basic. Everytime you deviate from the standard range, it is a chance for them to charge more, even though th...
