A couple of added extras I have added in Shelf in the powder room similar to this (in the Notaio Walnut): https://forum.homeone.com.au/u/95941_1600872873.jpg And to finish - the electrical plans from pre-start https://forum.homeone.com.au/u/95941_1600873118.jpg Added lots of GPOs, Data Points (to c...

Have you signed your building contract yet? If not, you still have room for negotiation if you are skilful enough! While you still have the ability to walk away, you still have the power. Losing your deposit is not a huge deal (and if you moved builders they would probably credit you this back) comp...

Hope they get it sorted for you soon! In a way I guess it is fortunate you are at this stage already, as there will probably be a tsunami of trade shortages with the effect of those Building Grants hitting soon.

As in six weeks for council approval? It depends on which council but that sounds reasonable, especially as I imagine they will be inundated with new approvals from people trying to take advantage of the all the Government building grants. Six weeks to draw those changes from the builder though? Tha...

Have you sought out any builders or architects yet? This is obviously going to be a high-end house and three-storey builds will require significant engineering considerations (particularly since your house is such an odd shape), so you wouldn't want to settle on a dream plan only to find out it's co...

Is there a reason why a few of the rooms are missing doors? Or will they be sliding doors

I used Lewis from Cap-It-All Inspections and he was great - very thorough and quick to produce his written reports. Cost about $2,3k for 5 stages of a double storey build, would happily use him again!

Would an acceptable compromise be for you to pay for a couple of extra months for the builder's insurance policy on your block? Shouldn't be that much and all parties get what they want out of it.

Before you buy in Success, I recommend you try driving on Beeliar Dr on a weekend afternoon going eastbound (i.e. towards the freeway) - it is an absolute nightmare which I would want no part of! Ever since they built the government housing apartments around the shops, the crime rate has noticeably ...

Yeah the Lounge & Living back-to-back struck me as weird - I can't think of a single display home with that kind of layout as soon as you walk in the door. You say you have been working with a builder... what exactly are they doing for you?

I think everyone above has more than covered the issues with the layout, but there are also a few practical considerations you should allow for: The first is whether this is going to be your forever home or if you think you'll be selling it in 10-15 years. If it's going to be your forever home, then...

Some initial observations: - As soon as you open the door in Bed 1 it blocks the door to the toilet - There is no door to the pantry? - You have a random door which leads to nowhere behind the couch (I would just remove that wall altogether) - The kitchen feels tucked away in the corner - The garage...

I've intentionally steered clear from integrated dishwashers, worried about what happens if there are issues or changing it later down the track. Easy as to switch out a freestanding one, but an integrated one seems it'd require more effort to do so?

What do you mean by Preliminary Works? As in the site works have already begun or is everything still on paper (i.e. drawings, council approval etc.)?

9 months between drafting and site works isn't too bad... ours took around 11 and we already owned the block (had no issues with council either)! The most important part is getting it right - if it takes a few extra months, it'll all be worth it in the end. But you're right, it does normally shoot u...
