Hey @asahi_home Many engineers also have building licenses that do structural repairs (booming business) Track down one locally .. BTW, that's an easy fix ask the engineer for the causes, data/proofs And you'll feel relieved that you got someone you can trust to fix it. Cheers Chris Hi Chris Thanks...

Hi Simeon I'm in Melbourne. What are rough prices to get a structural engineer to do an inspection? And yes these were the cracked bricks outside the same wall. Metricon already replaced the bricks https://forum.homeone.com.au/u/82972_1619789278.jpg And here is another example of cracks to a door w...

Get an engineer to take a look. That's significant. Also if they keep patching, the cracks will never be bigger than 1.5mm. Remind them about the softley case in your next chat. Should I get a private engineer to have a look at that or push Metricon to get their engineer to do it. And who should be...

I've built a double storey house with Metricon and it's been roughly 2 years since it was handed over. There've been cracks forming in the interior walls and most of them are either at an angle or horizontal to the corner of the windows. The wall shown in the photo was cracked inside and the bricks ...

Hi there, I just had a double colorbond gate installed. Some cement were poured around the latches to act as an anchor because the latches do not reach the ground. This did not even last a day. The wind blew the gate open. The gate was done at this height because of my concrete path around the house...

Hi there, The builder finished installing the roof on the house, but I noticed an aluminium foil sheet which was installed from the inside of the roof. Would anyone know what this foil is used for and why is it not covering the whole internal of the roof Thanks https://forum.homeone.com.au/u/1_15573...

Hi there, I need some advice on some rusty flashing. I went through my PCI and my private inspector found that the flashing around the house were rusty. This happened because when they cleaned the bricks, they've used some acid solution which damaged the flashing and made them rusty. The private ins...

Hi there, I've seen few places in my new home during an inspection, that the termite barrier is visible. Can these be left like that or should they be covered? Hi there, There is a timber post stirrup installed for my new home's alfresco. My private inspector picked that up and stated that the bolts in the concrete should be straight down instead at an angle as shown in the photo. My builder is saying that as they couldn't put the bolts straight down, they...

Hi All, What would you recommend if there was a gap in between the window frame and the bricks. I know that an infill can be added to the top of the frame. Would that affect the insulation of the window frame if only an infill is added versus no gap at all? I've seen the same in almost all windows o...

PCI is really identifying the main defects before handover. You will need to check the items carefully before the Handover. It is very common to not fit appliances until handover day to minimise the possibility of theft Your house is most vulnerable to theft on the night of handover as there will b...

1) formally ask for install dates of the 5 items 2) formally schedule a PCI specifically for the 5 items once done It is common to have the appliances to be done very last...even after PCI...just before handover. That's a good idea thanks

Hi All, I have my PCI scheduled with Metricon this week and looks like the driveway and concrete path around the house will be done after the PCI. I was wondering how many of the items in the contract can be left uncompleted at the PCI. This is a list of items that I know will not be completed by th...

Hi All, I went to check on the house which is currently in completion stage. When I reached there the front door which does not have a lock yet, was opened. The front door is only being held by a pile of tiles. When I checked inside, some walls were vandalised with graffiti. I hope this can be fixed...

The inspector really needs to stress to Metricon that this is an Australian Standard and work should not have proceeded without the inspection report. A meeting should be arranged on site with the Inspector, the supervisor and the construction manager from Metricon to ensure that is has been comple...

You should have your Independent inspector help you with receiving your compensation so you're not left fighting alone. As an Independent inspector I see this all the...
